(keanekshimp-en ing eerieg com) From: Andrew Reitelbach, Senior Planner Division: Planning Date: September 6, 2019 Subject: SUB2019-00129 Pantops Corner — BLA Fax 434-972-4126 The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14-302(A)3] The private street access easement shown on this plat (which has not been recorded yet) is shown as 48' in width on the northern end of the proposed street. However, on the associated site plan for this development, the width of the private street easement is 51.1' in width in roughly the same location. Please widen the private street easement in this location to match what is shown on the site plan. (The same issue may also need to be revised on the easement plat, SUB2019-00059.) 2. [14-302(A)4; 14-302(A)5; 14-303(L)] The deed book and page numbers and final locations of the easements provided for on SUB2019-00059 will have to be included on this plat once that easement plat is approved and recorded. 3. [14-302(A)9] Indicate whether parcels 78-513 and 78-58G1 have building sites that comply with Section 4.2.1 of the Zoning Ordinance on the cover sheet of this plat. 4. [14-302(A)11] The legal instrument(s) for the easements shown on this plat will have to be included once the easement plat SUB2019-00059 is approved and recorded. 5. [14-302(B)1] Clarify the dates on this plat. This submittal of the boundary line adjustment plat is the first to the County. 6. [14-302(B)5] Revise the notes on the cover sheet with additional zoning information, including "Steep Slopes — Preserved Overlay District," "Flood Hazard Overlay District," and subject to ZMA201300002. Ray & Assoc., Inc., and find it to be generally acceptable. A VDOT Land Use Permit will be required prior to any work within the right-of-way.
