Meridian Ave Suite 400 Oklahoma City, OK 73108 RE: LZC201900024 - Parcel ID 04600-00-00-10900 (15.56 Acres), 1374 Ridgewood Cir, Charlottesville, VA 22911 (the "Property"), Owner — HP Park LP, 2883 Seminole Trail, Charlottesville, VA 22911 Dear Bahea Bratcher: In response to your request for a Letter of Zoning Compliance for the above referenced Property, please be advised of the following: • The Property is zoned Residential - R-1. The permitted uses of the Property are provided in Section 13 of Chapter 18 of the Albemarle County Code ("Zoning Ordinance"). The Property is subject to the Entrance Corridor and Airport Impact Area Overlay District as described in Section 30 of the Zoning Ordinance. The adjacent properties are zoned R-1, Planned Unit Development, and Rural Areas as shown on the Zoning map attached below. There are several building permits on file for the structures located on the Property, however, many of the structures and uses of the Property appear to have existed prior to the adoption of the Zoning Ordinance by proof of Albemarle Aerials from 1974. That said, this letter is not confirmation that all of these structures or uses are legal - nonconforming. If a determination of legal non -conforming status is desired, you may apply for an official letter of determination from this office. Attached below is a link for the application for an official letter of determination. • There are no known site plans, special use permits, conditions, or variances associated with the Property. • There are no Zoning violations on file for the Property. There is, however, one suspended Building violation on file regarding mold (BVIO-2016-00019). • In the event of Casualty, the Property may be rebuilt in its current form upon satisfaction of all zoning requirements (i.e. non -conformities), building permits, and site plans, as applicable.
