of Albemarle County, Virginia„ containing in the aggregate 485.095 acres, more or less,
and b.529 acre, more or less, as shown on a Boundary Survey of Piedmont Virginia
Land "frost by Kirk Hughes and Associates, dated September 20,2000, attached hereto
and recorded herewith in the Clerk's Once of the Circuit Court of Albemarle County,
Virginia; BEING all the sane property conveyed to the Grantor herein named by the
following deeds of record in Clerk's Office of the Circuit Court of Albemarle ouni ty,
Virginia: by deed from William Do Ballard and wife recorded June 1,1990 ill Deed
Book 1103, page 593, by deed of record In Deed Book 802, page 95; by deed of record
in Deed Book 1236-, page 72; by deed of record in Deed Book 1641, page 97; by deed
from Spectra Properties, Inc., a Virginia corporation, dated arch 17, 1993 of Ocord in
Deed Book 1296, Page 54; by deed from Knopf Enterprises, Inc., a Virginia
corporation, dated June 30,1987 of retord in Deed Book 948, page 11; and by deed
from The Family Trust, Inc,, a not-for®profit charitable organization, dated May 8, 1985
ofrecord in Deed Book 837, Page 455.
The deed from William D. Ballard and Dallas L. Ballard dated June t, t of rewrd in
the aforesaid Clerk's Office in Deed Book 1103, page S93 contained a reservation of a life Nate
for the joint life of William Da Ballard and Dallas L. Ballard. William D. Ballard died May 3,
1993 as evidenced by his will admitted to Probate in the aforesaid Cluk's Office in Will Bwk
age 263 and Dall3s L- Ballard, as the survivor, had an additional two-year leasehold interest
This conveyance is made su�ject to easements, covenants and restrictions contained in
duly recorded deods, puts and other instruments constituting constructive notice in the chain of
title to the propertY hereby conveyed, which have not expired by limitation of tinne contained
therein or have not otherwise become lne edive and .any lien, inchoate or otherwise, for real
estate taxes or a v nnents not yet due and payable.
