Re: Berkmar Drive Apartments
Dear Mr. Bowser:
We have reviewed the plans entitled "Berkmar Drive Apartments," dated August
9, 2019. The following comments need to be addressed:
General
1. Offsite sewer and water upgrade plans will need to be approved prior to final
approval.
2. Submit 3 copies of updated plan set with PE stamp and signature.
3. ACSA is reviewing and discussing available sewer capacity concerns, with the
proposed design of another development starting back up.
4. RWSA flow acceptance will be required. Provide proposed construction start and
full build -out.
5. Provide fixture counts to determine water meter size.
6. Show water main profiles.
Sheet C5.0
1. Maintain 10' separation between FHA and FDC.
2. ACSA water and sewer utilities will not be permitted under proposed retaining
wall. Explore alternate routes, if necessary. Schedule a meeting with ACSA to
discuss alternate routes, if necessary.
3. Show gate valves for fire lines.
4. Call -out 6x4 tee for service lines.
5. Call -out pipe and fitting sizes.
6. Reroute portion of water main to FHA for maintenance building, as shown on
plans.
7. Call out sewer segment 17_15 and MH 17 as privately owned.
8. You may want to explore leaving the stub -out by building 9 outside the
pavement, if a future connection is anticipated.
9. Provide easements around FHA's.
10. Remove valves, as shown on plans.
