THE FUTURE DEVELOPMENIT IN SUBAREA B WILL GENERATE A FUTURE IMPERVIOUS AREA FOOTPRINT OF APPROXIMATELY 5o%, OR 4.43 ac. THIS IS CONSISTENT WITH SUBAREA C AND ACCURATELY DOES NOT INCLUDE TOWN CENTER DRIVE DUE TO ITS EXISTING INFRASTRUCTURE. 2. THE PROPOSED SWM FACILITY #2 SHOWN WITH THIS PLAN IS SIZED FOR A FUTURE WATER QUANTITY CREDIT OF 4.43 ac. OF IMPERVIOUS AREA WITHIN SUBAREA B (So% OF 8.85 ac.). THIS EOUATES TO A CKI VALUE OF 8o FOR SOIL TYPE B, PLEASE SEE THE ATTACHED SCS TR-55 WORKSHEETS FOR ADDITIONAL DETAILS, ALSO, THE ATTACHED CALCULATIONS ENSURE CHANNEL PROTECTION COMPLIANCE IS MET AND THE PEAK, OUTFLOW FROM THE 2-YEAR STORM EVENT IS LESS THAN FORESTED CONDITIONS FOR THE DOWNSTREAM RECEIVING CHANNEL. PLEASE SEE THE ATTACHED ROUTING CALCULATIONS SHOWING EVIDENCE OF THIS FACILITY's CAPACITY AS WELL. 3- SUBAREA B's DEVELOPMENT, IN ACCORDANCE WITH ALBEMARLE COUNTY ENGINEERING's PRIOR DIRECTION, SHALL ADHERE TO THE CURRENT SWM REGULATIONS FOR WATER QUALITY CREDIT. AND WHILE THE PROPOSED SWM FACILITY CANNOT FULLY SATISFY THE WATER QUALITY REQUIREMENTS FOR ITS FULL BUILDOUT, THE PROPOSED SWM FACILITY - 34'2 PROVIDES PARTIAL WATER QUALITY CREDIT. SWM FACILITY #2 PROVIDESA FUTURE TREATMENT VOLUME CREDIT OF 25,000 cf, WITH A CORRESPONDING LEVEL j. TOTAL PHOSPHOROUS MASS LOAD REMOVAL OF i-%. 3 NOTE - BECAUSE IMPACTING THE EXISTING GREENWAY AND EMBANKMENT DOWNSTREAM OF SWm, FACILITY 42 IS NOT IDEAL, THE DRAINAGE FROM SWM FACILITY #2 IS PIPED TO THE EXISTING 48" STORM SEWER UNDERNEATH TOWN CENTER DRIIVE WHERE IT ULTIMATELY OUTFALLS INTO SWM FACILITY #3.. AND BECAUSE THE TWO PROPOSED SWM FACILITIES ARE LINKED VIA THIS EXISTING 048" RCP BENEATH TOWN CENTER DRIVE, SUBAREA B HAS THE OPTION TO UTILIZE DOWNSTREAM WATER QUALITY AND/OR QUANTITY CREDIT FROM SWM FACILITY ft. SUCH A SHARED USE WOULD HAVE TO BE EVALUATED BY COUNTI(ENGAINEERINIGA AT THE TIME OF THE PARCEL(S)' FUTU RE DEVELOPMENTOURING THE FUTURE FINAL SITE PLAN DESIG, N STAGE.
