Subject: SUB201900131— Briarwood Ph 8 Lots 1-16 and Lot 135 — Final Subdivision Plat
The County of Albemarle Planning Division will grant or recommend approval of the Final Plat
referenced above once the following comments have been addressed: [Each comment is preceded by
the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] If
no action is taken within 6 months of receiving these review comments, the application will be deemed
withdrawn.
Planning (Tori Kanellopoulos):
1. [14-302(A)(4)] and [14-317] Private easements: Provide documentation of how the new private
easement (landscape) and the open space will be maintained. It appears previous Briarwood
plats have updated/amended the existing covenants and restrictions.
2. [14-302(A)(5)] Public easements: Sheet 1 indicates there is a 10' public drainage easement on
each property line and is dedicated to public use. Please indicate if this easement has already
been dedicated and provide documentation.
3. [14-302(A)(7)] and [14-303(C)] Lot lines: Show the measurement and corner marking on the top
left corner of 'New Phase 8 Parcel X2 Open Space' on Sheet 3.
4. [14-317] Instrument of improvement for private streets: Provide new or existing documentation
that shows maintenance of the private street Elm Tree Court. Please confirm if this is included
with DB 4111 PG 477. On Sheet 1 of this plat, it shows PG 447, which does not appear to be
accurate.
5. [14-303(C)] Boundary lines: It appears adjacent parcel TMP 32G-08-127 should actually be
labeled 'TMP 32G-08-17', based on the County's GIS.
6. [14-302(B)(5)] Zoning: Include on Sheet 2 that the parcels are also in the Entrance Corridor
Overlay.
Engineering (Matt Wentland):
1. No Objection.
VDOT (Adam Moore):
1. No Objection. See attached letter dated September 26, 2019.
ACSA (Richard Nelson):
1. PENDING. Comments will be forwarded when received.
Fire/Rescue (Shawn Maddox):
1. No Objection.
Inspections (Michael Dellinger):
1. Note to developer: Due to required distances from lot lines and structures as required by the
NFPA, underground propane tanks may be prohibited. Plan accordingly.
2. Add the following note to the general notes page:
3. ALL water lines, sewer lines, and fire lines from the main to the structure MUST have a visual
inspection performed by the building department.
