Dear Ms.Root,
The Albemarle County Architectural Review Board reviewed the above noted item at its meeting on Monday,
July 17, 2017. The Board unanimously approved the request, pending staff administrative approval of the
following conditions:
1. Submit material/color samples for review.Completed
2. Provide a treatment for the northern(right)elevation of the front(eastern)building bay to maintain a
connection to the renovated front elevation.Consider adding landscape or screening on the property for
the existing mechanical and electrical equipment.Please see page 16 for vegetation coverage of existing
mechanical equipment. Please see page and 20 for continued application of the soapstone facade along
the northern side of the building.
3. Identify on the plans the existing vegetation at the east corner of the building/site.Please see page 16 for
existing tree that will stay on the property.
4. Indicate on the elevation drawings the type of window glass proposed. Provide specs. Include the
standard window glass note on the elevation drawings and show that the criteria are being met. Window
glass in the Entrance Corridors should meet the following criteria: Visible light transmittance (VLT)
shall not drop below 40%. Visible light reflectance(VLR)shall not exceed 30%.See page 21 with specs
of Low-E Glass
5. Add the standard mechanical equipment note to the site and architectural drawings. Visibility of all
mechanical equipment from the Entrance Corridor shall be eliminated.No standard mechanical
equipment will visible from the entrance corridor.
6. Indicate if any ground-or building-mounted equipment beyond that shown on sheet 7 is proposed.No
ground or building mounted equipment is proposed.
7. Revise the site and architectural drawings to show all proposed ground-and building-mounted lighting.
Provide a complete lighting plan for review.See page 16, Site Plan for minimal 4 lights projected on to
Soapstone Sign.
8. Provide a complete landscape schedule with the next submittal indicating a more diverse selection of
plant material.Please see page 16 for a more diverse plant palate and the placement of the plants. The
following 3 pages(17-19)for the detailed plant schedule.
9. Provide tree spacing appropriate for the species.Please see pages 17-19 for detailed height and spread
dimensions appropriate for each species.
10. Add the standard plant health note to the plans.All site plantings of trees and shrubs shall be allowed to
reach,and be maintained at,mature height;the topping of trees is prohibited. Shrubs and trees shall be
pruned minimally and onty to support the overall health of the plant.Piease see pages 17-19 for detailed
plant health notes.The Ginko trees in the design are intended to be far enough from the electric easement,
as not to be prematurely pruned.
11. Clearly indicate on the site plan the existing landscaping that is proposed to be removed.Please see page
6 for existing site conditions and trees indicated for removal.
12. Note that if any sign will be located in an easement,a letter of approval from the easement holder will be
required.Ok. Sign"is in Gas Line Easement.
13. Provide larger samples of the proposed materials on site for fmal review and selection by the ARB.
