RE: Oakleigh: ARB Review for a Minor Site Plan Amendment(ARB201800133); Comment
Response Letter
Dear Margaret:
Please find our responses below.
1. Provide specs for the window glass.
Specifications attached. Note the following:
• In the MI 3500 specifications, the visible light transmittance is stated as the value
VT in section **NFRC**
• In the Guardian Glass specifications, the visible light reflectance is can be found in
the section "Visible Light"
2. Provide a solid, non-chain link fence for the mechanical equipment.
The detail proved to be acceptable and can be found on Sheet 17.
3. Provide a revised lighting plan.
See Sheet 19. There are no new fixtures proposed. We are reusing and applying only
those already approved from our previous review. These were on Sheets 20,20A and 20B.
4. Include in the plan a detail for the design on the dumpster.
These details were approved in a previous submission. Please reference Sheet 22.
5. Consider adding material changes to the right side elevation.
We made the following revisions to the right side elevation:
• The addition of a vertical element similar to those on the front elevation. The
element is clad in the darker shade of brick at its lower 2/3 and siding at its upper
1/3.
• The siding on the face of either side of this vertical element has been modified: a
trim board separates this face into a lower 1/3 and, upper 2/3. The lower 1/3 is clad
in the typical horizontal siding with a 7-1/2" exposure; the upper 2/3 is clad in a
horizontal siding with a narrower exposure, 4-1/2 to 5".
6. Consider adjusting the scale of the roof form and introducing other roof forms.
We made the following revisions to the scale of the roof form:
• The roof pitch for the main roof mass was reduced from a 7/12 pitch to a 5/12,
reducing the height and mass of the roof.
• A dormer was added to the front elevation in order to add an aesthetic and
functional element to the roof mass.
• A vertical element similar to those on the front elevation was added to both side
elevations. See#5 above.
7. Provide top of wall and bottom of wall elevations for the retaining walls.
Please refer to the Grading Plan found on Sheet 5.
8. Provide a statement from the arborist regarding the proximity of the proposed parking to the
existing Oaks.
Please see the attached email from Dave Rosene, our project tree arborist.
