Subject: SDP201900054 - Dunlora Park Phase II - Minor Amendment
The County of Albemarle Planning Division will recommend approval of the plan referenced above once the following
comments have been satisfactorily addressed (The following comments are those that have been identified at this time.
Additional comments or conditions may be added or eliminated based on further review.): [Each comment is preceded by
the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [Comment] This application was reviewed against Site Development Plan requirements only. Lot lines are shown on
the plan, but no subdivision application was submitted. Any subdivision related comments are provided for reference
only unless necessary for site plan approval.
2. [32.5.2(a)] On sheet 1, under general notes, the owner/applicant is listed as TMP 61-165, Dunlora Investments, LLC;
however, this site plan is taking place on what is now TMP 61-165R. Revise the owner/applicant information on the
site plan to reference the correct TMP, TMP 61-165R.
3. 132.6.2(c), 32.5.2(a), 32.5.2(d), 32.5.2(n)] On all sheets of the site plan clearly depict the property lines associated with
TMP 61-165R.
4. [32.6.2(c), 32.5.2(a), 32.5.2(i), 32.5.2(n)] There is grading proposed on Lot 28 to construct the alley. Provide an offsite
grading easement to permit this grading prior to final site plan approval. Also, it appears that there are guardrail posts
partially located on Lot 28. Verify whether these guardrail posts associated with the alley are located on Lot 28. If they
are then the alley will need to be shifted slightly to remove these guardrail posts from Lot 28.
5. [32.5.2(a), 32.5.2(n), 32.6.2(a), 4.20] The dwelling unit on Lot 41 does not meet the maximum front setback of 25'.
Revise to meet the maximum front setback of 25'.
6. 132.5.2(n), 32.6.2(i), 4.12.16] On the plan clarify how lots 29 - 31 and lots 39-43 are provided the 2 required parking
spaces. Depict, label, and dimension the garages for each lot. For townhouse units without garages, the driveway shall
be able to accommodate two parking spaces at 9'x18'. Provide dimensions and labels to ensure this requirement is met.
7. [32.6.20)] A landscape plan that complies with section 32.7.9 is required. The landscape plan shall be revised to
comply with these regulations, as currently there are numerous errors throughout. Some of the errors are as follows:
- The plant schedule provided does not match the proposed plantings depicted on the site plan.
- Provide the street tree calculations on the site plan for Dunlora Phase II. The road plan provides street tree
calculations; however, these calculations are not provided on the site plan but are merely referenced as being provided
on the road plan.
- The road plan and the site plan utilize the QP (Pin Oak) designation with different tree symbology. Revise the
landscape plan.
8. 132.5.2a)] On the site plan provide the recordation information of the Variable Width Public Drainage Easement. It is
DB 4967-133. Please verify.
9. [Comment] Revise the title of the plan to: "SDP201900054 - Dunlora Park Phase II - Minor Site Plan Amendment to
SDP201800002".
10. [Comment] Include sheet 10 from the final site plan in this minor amendment.
11. 132.4.3.6, 32.4.3.21 The site plan shall not be approved until all reviewers have approved the plan.
12. [32.7.2.1] The alley entrance onto Varick Street (Public Street) shall be designed and constructed as required by the
standards of the Virginia Department of Transportation. VDOT approval of the entrance to the site shall be required
prior to site plan approval.
13. [32.6.2(d)] ACSA approval of the water and sewer facilities is required prior to site plan approval.
14. [32.6.2(e)] All water and sewer facilities to be dedicated to public use and the easements for those facilities shall be
identified by a statement that the facilities are to be dedicated to the Albemarle County Service Authority.

Staff has provided references to provisions of Chapter 18 of the Code of the County of Albemarle. The Code is kept up to
date by the County Attorney's office. The Code may found on the County Attorney's website which may be found under
"Departments and Services" at Albemarle.org. In accord with the provisions of Section 32.4.3.5 of Chapter 18 of the Code
if the developer fails to submit a revised final site plan to address all of the requirements within six (6) months after the date
of this letter the application shall be deemed to have been voluntarily withdrawn by the developer. If you have any
