Regarding: Pantops Corner—Final Site Plan
Dear Maliszewski,
I have attached 8 copies of the plans addressing your comments dated July 2, 2018, and the September 25,
2018 Action Letter. The specific changes are detailed below.
REGARDING THE FINAL SITE PLAN
1. Architect to respond
2. Coordinate all drawings with submitted material sample/colors, in particular the EIFS and brick.
RESPONSE: Drawings will be coordinated for clarity as recommended.
3. Architect to respond
4. Architect to respond
5. Correct the labels on the lighting plan for the wall fixtures: change the two "D" labels to "B".
RESPONSE: Fixtures D & B are different fixture types. If there is any confusion about fixture
types I will be happy to provide clarity.
6. Provide on the lighting plan information showing that the light fixtures will have a consistent dark
brown, dark bronze or black finish,
RESPONSE: Black finish has been noted on specification sheets.Additionally a note has been
added on the Lighting Plan, '4. All fixtures to have a black finish. The Canopy Mount fixture
(A)finish color may Vary with color of canopy ceiling.'
7. Coordinate the evergreens/retaining wall note (788' with evergreen screen) with the plants
illustrated on the plan.
RESPONSE: Evergreen/retaining wall note has been updated.Additional shrubs have been
added.
8. Revise the planting size of interior roads trees to 2 '/2"caliper.
RESPONSE: 2.5" Caliper is noted in the `Landscape Required'section, and has been updated
on the `Landscape Schedule'.
9. Consider adding trees along the sidewalks at the north, south and east elevations of the hotel.
RESPONSE: Considering site constrictions, adding an adequate planting strip (5'+) along
sidewalks is not possible without a drastic reduction in parking.
10. Specify the perimeter parking lot tree planting size as 2 '/a"caliper.
RESPONSE: 2.5" Caliper is noted in the 'Landscape Required' section, and has been updated
on the `Landscape Schedule'.
11. Replace the Franklin tree with a tree from the recommended plant lists.
RESPONSE: Franklinia/Franklin Tree is on the 'Plant List Approved Species 04_21_03' PDF.
If there is a different recommended flowering tree we are willing to change the species.
12. Add a fourth shrub type to the plant list, Limit the number of proposed plants for any one species
to 25% of the total proposed for that plant type (tree, shrub).
RESPONSE: An additional shrub has been added to meet the 25%species rule.
13. Add trees at the base of the northern retaining wall to continue the EC planting and to mitigate
heights over 6'.
RESPONSE:American Hollies and other planting has been added to the northern retaining
wall to help mitigate 6'+ height of retaining wall.
14. Include on the landscape plan the plants associated with any retaining walls shown on the plan.
Intensify landscaping to compensate for walls over 6' tall that are not terraced.
RESPONSE: Retaining wall on WaWa site plan have been removed, as they will provide a
separate Landscape Plan.Additional planting has been provided for retaining walls over 6'
have.
15. Provide top-of-wall and bottom-of-wall elevations for all retaining walls.
RESPONSE: Top and bottom of wall provided for retaining walls.
