Regarding: Pantops Corner—Final Site Plan
Dear Maliszewski,
I have attached 8 copies of the plans addressing your comments dated July 2, 2018, and the September 25,
2018 Action Letter. The specific changes are detailed below.
REGARDING THE INITIAL SITE DEVELOPMENT PLAN
• Regarding requirements to satisfy the design guildines as per 18-30.6.4c(2),(3) and (5)and
recommended conditions of initial plan approval:
1. Utilities are clearly shown on landscape plan. Entrance Planting along RTE 250 will be provided
by Wawa. Building A, which was also along RTE 250, has been removed.
2. 3.5"large shade trees provided along RTE. 20 with interspersed ornamental trees.
3. Provided perspective in Architecture packet.
4. Building form/layout has been altered to address streets.
• Regarding conditions to be satisfied prior to issuance of a grading permit:
1. Grading has been adjusted to eliminate conflicts with wooded area to remain, and tree
protection fencing has been added around areas where demolition will take place.
• Regarding the final site plan submittal:
1. —3. Architect received comments from ARB directly and addressed comments.
4. Note added on elevation 'Vents at the windows will be colored to match the adjacent wall
surface'.
5. Hotel design has been refined.
6. Shingles are no longer apart of the design.
7. Included standard window glass note on elevations.
8. Dumpster detail has been included.
9. Mechanical equipment will be screened on roof by parapet. Note has added to site plan and cover
sheet concerning screening of mechanical equipment.
10. Building A has been removed.
11. Standard mechanical note has been added as noted in response#9.
12. Lights under canopy are full-cut off. Additionally, note 3 was added to lighting plan (Canopy lights
to be inset in canopy to provide full-cut off condition). You will not be able to see under the canopy
from RTE. 20, therefore not producing any glare.
13. There are not proposed building lights at this time.

14. Utilities and easements provided on landscape plan. Trees over detention pipes have 12'of cover,
more than adequate amount of cover for tree planting. No diagram of frontage is provided as
Wawa will be providing planting on along RTE. 250.
15. Large shade trees will be provided as appropriate(3.5")caliper along entrance corridor.
16. Large shade trees have been provided along the length of Pantops Corner Way at 35' on center.
Some inconsistent spacing exists in order to avoid easements.
17. Parking areas is different than the 'New Pavement' area, as the 'New Pavement' includes the
roads(Pantops Corner Way). Coordinated between cover sheet and landscape plan.
18. Trees have been added to West of hotel to soften elevation from entry corridor.
19. Note 4 from the Landscape Plan has been eliminated.Additional information for entry corridor
planting will be provided by Wawa, who is providing site plan along RTE. 250. A slip sheet can be
provided if the notes to not adequately communicate the objective.
20. All terraces have shrub planting as required.
21. Top-of-wall and bottom-of-wall elevations have been provided. If additional elevations are specified
we will be happy to provide them.
22. Grading has been adjusted to eliminate conflicts with wooded area to remain, and tree
protection fencing has been added around areas where demolition will take place.
REGARDING THE ARCHITECTURAL DESIGN OF THE HOTEL
Architect received comments from ARB directly and addressed comments
REGARDING THE WORKSESSION
Care and consideration has been taken during the redesign of the building to improve upon how it
relates to the site.
• Consistent materials will be utilized across the facade
• Materials coordinate with local architectural vernacular
• Scale has been considered as it relates to the entry corridor and Pantops Corner Way.
REGARDING THE ACTION LETTER(09/25/2018)
• Wooded areas and grading have been coordinated so there are no conflicts.
• Tree protection has been provided along new tree line throughout site.
