RE: Stonefield—Block D2—Phase Two—ARB Cover Letter

Dear Margaret,
Please find this letter and attachments our request for a preliminary ARB review of the referenced
project. The owner is proposing to construct a six-story mixed-use building on Block D2—Phase Two
comprised of 20,000 GSF of commercial office space on the basement level and 160 apartments on five
stories above.
Phase One infrastructure and four of the nine proposed townhouse buildings have been constructed.
Phase Two has been rough-graded and has a stockpile on the northeastern quadrant of the site. The
owner will vacate the platted townhouse lots on Phase Two,and construct the new building, parking
and landscaping.

,,,,,,, Phase One and is approximately 500 feet from Hydraulic Road.

The approved preliminary site plan for Stonefield indicates the development of a future parking
structure/building on the lot north of Hyatt,which will all but cancel the view from Route 29.
The building elevations provided herein are compatible with the surrounding area and Entrance
Corridor. The entrance to the building at the Inglewood Drive/Bond Street intersection is at street level.
As the building extends away from Hydraulic Road along Inglewood,the lower level entrances elevate
slightly above street level, but the human scale is maintained with the visual separation between the
first level and levels above. Building fenestrations and a mix of colors and materials prevent improper
massing of the elevation, adding to its rich human scale.
