Either: 1) remove the footprint from the plan; OR 2) provide architectural drawings for ARB review; OR 3) include the note on the drawing that was previously provided: "NOT INCLUDED IN ARB- 2015-05" (see below). Note that ARB review of the building is required. It is recommended that an ARB submittal be made as soon as possible. RESPONSE: The building shown has been approved by the ARB 7/15/19. SUMMARY OF RECOMMENDATIONS FROM ARB 7/15/19(Site Plan comments only) 1. Provide physical material/color samples for review. RESPONSE: Physical samples were provided and approved by the ARB 7/15/19. 2. Choose a plant that will fully screen the mechanical equipment at planting without an overwhelming mature height. RESPONSE: The shrubs around the mechanical equipment have been changed • to be Girard's Rose Azalea,which have a mature size 3'x4', a height that will not overwhelm the space.A fence has also been added so that the mechanical equipment is screened from view at the time of installation. 3. Coordinate lighting(lamp type,finish color,color temperature)with that in the residential development. Include a luminaire schedule on the lighting plan with all standard information.Indicate the colortemperature ofthe proposed lamps.Indicate fixture finish. Revise the landscape plan to clearly show the new locations for relocated trees 13-19 and correct the remaining RL-13 through RL-19 notations nearthe 4 new AG RESPONSE: The labels have been adjusted so that it more clearly shows the location of RL-13 • thru RL-19. • ' 5. Coordinate the 4 London Planetrees drawn on the plan with the 5 noted in the landscape key. RESPONSE: The landscape key has been updated to show the correct number of London Planetrees. 6.. Correct/clarify the grayed-out trees located west ofthe building and the western property line for conformity with the approved and proposed plans. RESPONSE: The grayed-out trees located west of the building planting are outside of the limits of our project. 7. Label the tree located east of the entrance into the site and coordinate it with the landscape key. RESPONSE: This tree is existing and will not be moved or replaced. 8. Clarify why three trees located north ofthe dumpster on the"approved"landscape plan are not shown on the current plan. RESPONSE: The referenced planting area is outside of the project area. Clarify why 3 Cryptomeria are drawn on the plan and 7 are noted in the schedule. . RESPONSE: 4 of the 7 Cryptomeria have been called out as Acer ginnalia. 10. Include updated revision dates on the site plan. RESPONSE: Updated revision dates have been provided with this submittal. 11. Correctthe sheet numbers ofthe landscape and lighting plans. RESPONSE: The sheet numbers have been corrected for the landscape and lighting plans. 12. Note that separate sign applications are required for new wall and freestanding signs. Sign location and design cannot be approved with this site plan; they are provided at this time for information only. Confirm the orientation of the monument sign. Note that landscaping is required to fully integrate and coordinate the sign into the development. RESPONSE: A note has been added to the plans. The orientation of the sign has been shown with this submittal. Previous ARB comments • 1. Include a note on the lighting plan indicating the overall height of the parking lot pole fixture, including the base (if used). Maximum height shall not exceed 20'. INFO@ROUDABUSH.COM KRISTOPHER C.WINTERS,L.S. 2: Include the complete language of the standard lighting note on the site plan: Each outdoor luminaire equipped with a lamp that emits 3,000 or more initial lumens shall be a full cutoff luminaire and shall be arranged or shielded to reflect light away from adjoining residential districts and away from adjacent roads. The spillover of lighting from luminaires onto public roads and property in residential or rural areas zoning districts shall not exceed one half footcandle. • RESPONSE: The note has been added to sheet SPS. . 3. Add the standard landscape note to the plan:All site plantings of trees and shrubs shall be allowed to reach, and be maintained at, mature height; the topping of trees is prohibited. Shrubs and trees shall be pruned minimally and only to support the overall health of the plant. • RESPONSE: The note has been added to sheet 6. 4. Revise the landscape plan to add shrubs on the terrace above the lower retaining wall and to revise the Emerald Green Arborvitae to a lower growing evergreen. RESPONSE: The landscape plan has been edited to provide 10 Burkwood Viburnum in front of the first level of the retaining wall and 14 Kalmia latifolia on the terraced level. Fire Rescue (Shawn Maddox) 1. Thank you for addressing the previous comments. Fire Rescue has no objections to the plans as submitted. SNM (3/19/2019) RESPONSE: Comment noted. 2. What will the height of the building be? If over 30' then the travel way must increase to 26'. a. Addressed 3. The travel way exceeds 150' so a turnaround or additional exit is required. a. Addressed 4. Is the building to be sprinklered? If so then a FDC must be shown and it must be located within 100' of a fire hydrant. a. Addressed
