Subject: SUB201900145 Well Lot 4 — Special Lot
The County of Albemarle Planning Division will grant or recommend approval of the Boundary Line
Adjustment Plat referenced above once the following comments have been addressed: [Each comment is
preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise
specified.]
1. [14-303(D)] Acreage of lots. Provide the total acreage of each existing lot and each proposed lot.
What is the residue acreage of TMP 72-32?
2. [14-302(B)7] Reservoir Watershed. Provide a note that states this property is located in the Upper
Mechums River Water Supply Watershed.
3. [14-302(B)8] Yards. List the Rural Area (RA) setbacks on the plat:
Front (existing public roads) — 75'
Front (internal private roads) — 25'
Side — 25'
Rear — 35'
4. [14-310(C)] Health Director Approval of Wells. The special lot is created for a water supply purpose. As such
VDH approval of this lot is required. The plat has been sent to VDH, once their review comments are received I
will forward them to you.
5. [Comment] The well lot is within a conservation easement of the Land Trust of Virginia. The plat has been sent to
them for review. Once their comments are received I will forward them to you.
6. [14-302(B)1] General Information. When the plat is revised provide the date of the last revision on the plat.
Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code is
kept up to date by the County Attorney's office. The Code may found on the County Attorney's website which
may be found under "Departments and Services" at Albemarle.org. In accord with the provisions of Section 14-
229(B) of Chapter 14 of the Code if the developer fails to submit a revised final plat to address all of the
requirements within six (6) months after the date of this letter the application shall be deemed to have been
voluntarily withdrawn by the developer. Please contact Christopher Perez in the Planning Division by using
