Re: SDP-2019-00051- Beaver Creek Medical Building — Initial Site Plan
Dear Ms. Gleason:
The Department of Transportation, Charlottesville Residenc} Transportation and Land Use
Section, has reviewed the above referenced plan as submitted by Timmons Group, dated August
26, 2019 and offer the following comments.
Land Use
1. Please add the WP-2 detail to the plans. The mill and overlay will require work to
centerline, so flagging operation and lane closures will be necessary. Please provide an
MOT plan in accordance with the revised Virginia Work Area Protection Manual.
2. Please see VDOT's Road Design Manual appendix F, page F-109, table 4-3, design
vehicle and turning radius by land use. Radius needs to be 45ft., on both sides of
entrance.
3. Please provide drainage calculations of the existing ditch from the western entrance to the
eastern entrance. Also show that the existing ditch at the proposed drainage outfall
remains adequate. Please provide more detailed grading.
4. The entrance east does not meet spacing requirements for a full access entrance. Ivy
Road (Route 250) is a principal arterial road and the speed limit is 35 mph, spacing
distance required is 565'ft. Please refer to VDOT's Road Design Manual appendix F-
pg., F-23, minimum spacing standards for commercial entrances, intersections, and
median crossovers.
5. VDOT will not cover maintenance of sidewalk outside of right of way.
Please note that the final site plan must show conformance with the VDOT Road Design Manual
Appendices B (1) and F, as well as any other applicable standards, regulations, or other
requirements. Please provide two copies of the revised plan along with a comment response

A VDOT Land Use Permit will be required prior to any work within the right of way. The
owner/developer must contact the CharIottesviIle Residency land Use Section at (434) 422-9399
for information pertaining to this process.
