Briarwood. I'd suggest that the property description be revised to read:
"All that land shown on that certain plat of Lincoln Surveying entitled "Subdivision Plat
Showing Lots 1 Through 16 and 135, Phase 8, Briarwood Subdivision, Rio Magisterial
District, Albemarle County, Virginia," dated August 2, 2019, revised September 30, 2019,
recorded herewith and made a part hereof."
Once the Twelfth Supplemental Declaration uses this property description, that
Declaration should be good to go. Thanks.

This a new easement centered on front, back and sideline of each new lot. At sometime in the
past the County asked us to add this note to all future Briarwood Plats. The easement is not in
use but is there in case it is needed in the future.

Thank you for the updated plat! At a quick glance, it seems like one review comment hasn't been
addressed or clarified:
1.[14-302(A)(5)] Public easements: Sheet 1 indicates there is a 10' public drainage easement on
each property line and is dedicated to public use. Please indicate if this easement has already
been dedicated and provide documentation.
I have routed the resubmittal to County Attorney Office and Building Inspections for their review. I will
try to finalize Planning review shortly as well. I still haven't heard from ACSA yet.

I am happy to hear Chris is back. Our plat is a continuation of an approved site plan and a plat we got
approved in May. This will make sense to Chris. Not sure understand your 60 day comment — I thought
it was a 6 week response. I understand you got behind in Chris' absence but this is a pretty simple
review because of the approval we received in May. Would appreciate getting an update.

There was no ACSA bonding requirement for the plat we had approved in May so can't imagine there

I saw you had no objection for SUB2019-131 (Briarwood Ph 8 Lots 1-16+135), but since I just took over
this project from Chris and have just gotten more familiar with Briarwood, I wanted to double check on
the status of the private road (Elm Tree Court). Is any bonding left for this road? I'm assuming it's part of
an approved road plan, so is anything else from the applicant needed, like a surety or bond? I saw Chris'
comments from a previous Ph 8 plat (attached) that seem to indicate the road is all set, but I wasn't sure
if that applied to this last part of Phase 8 as well, since it also needs to connect to Camelot Drive.

addressed or clarified:
1.[14-302(A)(5)] Public easements: Sheet 1 indicates there is a 10' public drainage easement on
each property line and is dedicated to public use. Please indicate if this easement has already
been dedicated and provide documentation.
I have routed the resubmittal to County Attorney Office and Building Inspections for their review. I will
try to finalize Planning review shortly as well. I still haven't heard from ACSA yet.

I'm about to do the Planning review which I should have done shortly — there's just one
small change requested by Legal:
You've asked me to review the proposed Twelfth Supplemental Declaration
for Briarwood. I'd suggest that the property description be revised to read:
"All that land shown on that certain plat of Lincoln Surveying entitled
"Subdivision Plat Showing Lots 1 Through 16 and 135, Phase 8, Briarwood
Subdivision, Rio Magisterial District, Albemarle County, Virginia," dated
August 2, 2019, revised September 30, 2019, recorded herewith and made
a part hereof."
Once the Twelfth Supplemental Declaration uses this property description,
that Declaration should be good to go. Thanks.
Please send me a revised document when you get the chance — doesn't need to go back
to Legal, I just need to confirm the change is made.

We do not use propane tanks anyway and I think that is just a heads up to developer. We can add the
second note, it seems that is more of a building permit issue, but we can go ahead and add it. Have not

requested by Legal:
You've asked me to review the proposed Twelfth Supplemental Declaration for
Briarwood. I'd suggest that the property description be revised to read:
"All that land shown on that certain plat of Lincoln Surveying entitled "Subdivision Plat
Showing Lots 1 Through 16 and 135, Phase 8, Briarwood Subdivision, Rio Magisterial
District, Albemarle County, Virginia," dated August 2, 2019, revised September 30, 2019,
recorded herewith and made it part hereof."
Once the Twelfth Supplemental Declaration uses this property description, that
Declaration should be good to go. Thanks.
Please send me a revised document when you get the chance — doesn't need to go back to Legal, I just
need to confirm the change is made.

the status of the private road (Elm Tree Court). Is any bonding left for this road? I'm assuming it's part of

comments from a previous Ph 8 plat (attached) that seem to indicate the road is all set, but I wasn't sure
if that applied to this last part of Phase 8 as well, since it also needs to connect to Camelot Drive.

This a new easement centered on front, back and sideline of each new lot. At sometime in the
past the County asked us to add this note to all future Briarwood Plats. The easement is not in
use but is there in case it is needed in the future.

Thank you for the updated plat! At a quick glance, it seems like one review comment hasn't been
addressed or clarified:
[14-302(A)(5)] Public easements: Sheet 1 indicates there is a 10' public drainage easement on
each property line and is dedicated to public use. Please indicate if this easement has already
been dedicated and provide documentation.
I have routed the resubmittal to County Attorney Office and Building Inspections for their review. I
will try to finalize Planning review shortly as well. I still haven't heard from ACSA yet.

We do not use propane tanks anyway and I think that is just a heads up
to developer. We can add the second note, it seems that is more of a
building permit issue, but we can go ahead and add it. Have not done in

property description be revised to read:

Through 16 and 135, Phase 8, Briarwood Subdivision, Rio
Magisterial District, Albemarle County, Virginia," dated
August 2, 2019, revised September 30, 2019, recorded

Once the Twelfth Supplemental Declaration uses this
property description, that Declaration should be good to

This a new easement centered on front, back and sideline of each new lot. At sometime in the
past the County asked us to add this note to all future Briarwood Plats. The easement is not in
use but is there in case it is needed in the future.

We do not use propane tanks anyway and I think that is just a heads up to
developer. We can add the second note, it seems that is more of a building permit
issue, but we can go ahead and add it. Have not done in past but will go ahead and

small change requested by Legal:
You've asked me to review the proposed Twelfth Supplemental Declaration
for Briarwood. I'd suggest that the property description be revised to read:
"All that land shown on that certain plat of Lincoln Surveying entitled
"Subdivision Plat Showing Lots 1 Through 16 and 135, Phase 8, Briarwood
Subdivision, Rio Magisterial District, Albemarle County, Virginia," dated
August 2, 2019, revised September 30, 2019, recorded herewith and made
a part hereof."
Once the Twelfth Supplemental Declaration uses this property description,
that Declaration should be good to go. Thanks.
Please send me a revised document when you get the chance — doesn't need to go back
to Legal, I just need to confirm the change is made.
