Below is a list of items that will be incorporated the proposed plan and that may be a modification (Variation)from the application plan or that was part of the application plan that will be maintained in the new plan. 1. Proposed Development: 28 TH units and (2) existing SFD units for a total of 30 units (meeting the allowable density from the ZMA). This will still allow for a mixture of housing units with both SFA and SFD units. 2. The 28 TH units will be concentrated at the top of the site in order to serve the units with gravity sewer in lieu • an E-one force main sewer system. The (2) existing SFD units will continue to be served with their existing septi. drainfield system. 3. The bottom cul-de-sac will have a parking area consistent with the approved ZMA. The upper cul-de-sac will also have a parking area in lieu of a cul-de-sac(matching the design of the lower parking area). 4. The road sections will be consistent with the approved ZMA application plan. 5. A future connection will be provided to TMP90-30(consistent with the approved ZMA). 6. Direct access will be from Avon Park(existing section) and an emergency access road will be provided from the proposed development to Avon Street Extended. (in accordance with the approved ZMA) 7. A landscaping buffer will be established along the property lines in accordance with the approved ZMA. The buffer will be a landscaped buffer meeting the ZMA requirements or existing vegetation with additional landscaping to ensure a contiguous buffer that will meet the requirements of the ZMA. M S. 8. A SWM facility will be installed capture the run-off and provide water quantity control on the site. This system may include both underground pipes and a small outlet dry retention pond (smaller than the proposed system in the ZMA). Water quality may also be accommodated with nutrient credits. 9. The proffers will be the same, including affordable housing, cash proffers, landscaping easements, additional E&S control to limit impacts to neighbors, recreational amenities,overlot grading plan, and a temporary fence to screen the site during construction.
