DECLARATION OF SHARED PARKING AGREEMENT
On the 7th day of October, 2019, and upon the motion of William Johnson, Vice President,
seconded by Drew Holzwarth, Board Member, and carried by a majority vote of the remaining
members of the Board, the Board of Directors of Crozet Park, Incorporated (the "Board") by
this instrument hereby declares and agrees to the following.-
1) that the building formerly used as storage and commonly referred to as the Radio
Building and located on Albemarle County tax map parcel number
056A2-04-00-OOOA4, has been repurposed in accordance with the decision of the
Board as a Community Room for the Claudius Crozet Park (the "Park");
2) that the Park has more than sufficient parking located on Albemarle County tax
map parcel number 056A2-01-00-07200 to accommodate the requirements of the
uses of both parcels; and
3) that the Park agrees from here forward, and for so long as the Radio Building shall
be used and purposed as a Community Room, to allocate no less than 18 parking
spaces located on Albemarle County tax map parcel 056A2-01-00-07200 and
directly adjacent to Albemarle County tax map parcel number 056A2-04-00-OOOA4
for the exclusive use and benefit of the Radio Building.

b. Uses permitted. Open space shall be iaintained in a natural state and shall not be developed Zvi)
any improventents. provided that the agent may authorize the open space to be used and intprovE
for the followins purposes: (i) agriculture. forestry and fisheries, including appropriate structure
(ii) game preserves, wildlife sanctuaries and similar uses: (iii) noncommercial recreational us(
and siivennres: (iv) public utilities; (�) irndividual wells. (vi) in a cluster development. onsi,
sewage systems if the Department of Health deter•rnines that there are no suitable locations for
subsurface drairttield on a development lot; and (vii) storinwater management facilities and floc
control devices.
Since parking for this building is provided on an adjacent park parcel, a shared parking agreement must be provided
according to the section below.
e. Instrument assuring continuation of off -site parking. If stand-alone parking or off -site shared parking is to be
provided, the applicant shall submit with the application for a site plan, site plan waiver or, if a site plan is not
required, with an application for a zoning compliance clearance, an instrument that restricts the use of that part
of the land on which parking is provided to that use, and assures that a minimum number of parking spaces as
required by this section shall be established and maintained for the life of the use. The instrument shall be in a
form that is suitable for recording, shall be subject to review and approval as to form and substance by the
county attorney, and shall be recorded in the office of the clerk of the circuit court of the county before the site
plan or site plan waiver is approved. As the parking requirements for the use or structure change, subsequent
instruments may be submitted, reviewed, approved and recorded that rescind or modify the prior instrument.

Morning Drew. The above permit has apparently been issued by this office without all of the proper paper work in place.
This building has been abandoned for a while and is now being remodeled for a new business / occupant. A zoning
clearance needs to be filled out stating the intended use of the building so that we can verify that the property is zoned
for that use. And depending on that intended use, the buildings plans may have to be revisited to verify compliance with
the VCC. This needs to be done before we can provide you with any building inspections. Also, the tax map number for
this property is 56A2-04-A4, not 56A2-01-72 as listed on the above referenced permit application. Please update that
information when the zoning clearance is filled out. Get back to me should you have any questions or comments.
