As we have discussed with Steve, there are several issues regarding this project and its relations to surrounding projects and properties. Some of those issues have been identified in the Initial Review comments, some are tracking offline. Therefore, in keeping with efforts to better the form and process of development within Belvedere, Mr. Krohn has asked that we table this project as suggested while we sort out better solutions for these surrounding issues. We look forward to working through those items with you and getting this project back underway soon. Pease let me know if the County needs additional documentation. Thank you're your patience. Part of the delay in these comments was to ensure that comment #2 was fully vetted by the planning staff since it is an issue you were very concerned about. I have included Code reference about the required road connection. As previously mentioned, the road connections is a major issue and will necessitate significant changes to the plan in order to fully review it. Therefore, the initial site plan cannot be approved with "conditions" and needs a revision and additional review before an approval with conditions is possible. We also have a legal deadline, of Friday July 20t", in which the County has to act on this submission. Because of this we highly suggest you request a deferral so that you have time to address the first 5 comments and for the County to review the resubmission. So the only comments still to come are my own. I will send them to you, and a complete packet once they are available. Also, just to follow up on what was discussed yesterday, the road connection/extension is an important issue that may or may not need to be resolved before the approval of the initial site plan. I will be in communication with Fire/Rescue and other planners on the topic early in the week in order to solidify how it will be treated. I wouldn't be surprised to hear public comment. I know of at least one Belvedere resident who told me she somehow believed this parcel "would never be developed". I don't understand why she thought that given how many years it was listed with realtors before we came to agreement with the seller. And her property isn't adjacent to this parcel by any means — roughly two blocks away or more. First, do you or the owner intend to have any representation at the meeting? Second, I wanted to give you a heads up that because of our current work load I may not have a significant portion of the comments ready before the meeting. I will bring whatever I have to the meeting, but they will not be complete. I apologize for not being further along in my review, but it was beyond my control. As you likely know, members of the public sometimes attend the meeting to ask questions and talk to the developers and/or planners. At this time I have only been contacted by one adjoining property owner and I do not know if they will be attending or not.
