Let me know if you have any questions. Again, sorry for the delay. I would typically like to get back to you sooner than that! Emily Cox, PE Civil Engineer II (434) 296-5832 Ext. 3565 401 McIntire Rd. Charlottesville, VA 22902 www.albemarle.org From: Kent O'Donohue <dodonohue@balzer.cc> Sent: Monday, October 7, 2019 3:06 PM To: Emily Cox <ecox2@albemarle.org> Subject: SDP201900018 - 6181 Rockfish Gap Turnpike Minor Amendment CAUTION: This message originated outside the County of Albemarle email system. DO NOT CLICK on links or open attachments unless you are sure the content is safe. Emily, We are going to change our current SDP submittal to a Minor Amendment with no building improvements. We will simply be moving the parking to the rear of the building to become compliant with zoning. Once the client's tenant needs more space then at that time we will submit the full build -out plan again as it is currently proposed except we will also be adding a left turn lane. In review of your comments I am not sure all of them will still be applicable with the attached PDF showing the now proposed improvements. Please confirm if my assumptions with your comments are correct so that I know how to appropriately address then for the resubmittal: 1. WPO no longer needed as proposed work is below 10,000 sf and original building and improvements are grandfathered. Correct, under 10,000 SF does not need a WPO Plan. 2. 1 can still get you the shared access agreement. Ok. Please provide. 3. Do you still want a detail of the entrance or do you want a profile? We no longer are lining up with the existing roll-top curb so we will be cutting in an entrance and maintain the curb flowline with pavement. I will need to run a culvert under the entrance with a trench drain along with a ditch that conveys all stormwater away from the F&R Bioretention. A detail is fine. We will also need the culvert calculations. 4. We should not have any SWM easements with this plan now. If no SWM facilities, no easements necessary. Will the culvert be in the right-of-way? If it is outside of right-of-way and conveying public water from the street, it will need an easement. 5. 1 can label the travel way. It is 24'. A label is fine. 6. The dumpster is not at the end of the parking so it is a straight show for the truck. In the future expansion plan (what we currently have submitted) the dumpster pad will be relocated to the end of the parking lot on that one as well. This sounds adequate. Thank you, D.
