Beverly - No comment 3- Everingham Blake Final Plat - No particular soil problems except erosion control and steep slopes. 4- Redbud Prelimina Plat - Some of this x'y parcel is located on steep slopes which could cause erosion problems. Depth to bedrock could be E- a problem in some areas. 5- North Pines Final Plat -'This parcel consists of a variety of soil types, " for the most part soils appear favorable. however, there are areas of shallow soil on steep slopes which will make road, house and septic drainfield locations critical. 6- Coleman Estate Final Plat- No comment.. 7- Grymen/Thomas Jefferson Memorial Foundation - No comment. g a 8- Le Beau Sol Final Plat - Soils on this parcel consist of Eayesville clay loam, Chester silt loam and Dyke loam. There should be no unusual soil problems. 9- Rutledge Farm - There should be no unusual soils problems except control on steep slopes. 10- Wynridge, Phase 2, Final Plat - There should be no unusual soil problems except storm water runoff and erosion control. 11- Church of the Incarnation - No particular soil problems except erosion control 12- Crozat Baptist Church- No comment. -�3-- ZMA-79-31-Twin Graup RPN (Jessup Property) - There should be no unusual soil problems except steep slopes will require that erosion control measurers be installed properly. Proper house and septic drainfield locations will also be important to minimize grading requirements. 14- ZMA-79-32 Briarwood RPN - There should be no unusual soil problems except erosion control. Excessive grading will require erosion control measures be installed promptly and properly. 15- Carlton Luck Final Plat- No comment. 1. The design of that entrance needs to be im- proved. 7A) Grymes/Thomas Jefferson Memorial Foundation Final Plat, Route 53: Adequate sight distance exist for a private entrance. 8A) Le Beau Sol Final Plat, Route 637 and Route 750: Adequate sight distance exist for a private entrance to all lots. We would recommend frontage im- provements to Route 637 along its entire length placing the shoulder catch point at 15 feet from the existing center of road and the ditch at 18 feet. We would recom- mend frontage improvements to Route 750 from the property corner of Lot 4/5, west ' toward the intersection of Route 637, placing the shoulder catch point at 15 feet, and ditch where necessary at 18 feet from the center of the existing road, 9A) Rutledge Farm Preliminary Plat, Route 743: It appears that sight distance is adquate for a commercial entrance may be obtainable provided permission can be obtained to clear vegetation to the south of this property and with some minor regrading to Route 743 to the north. Due to the orientation of traffic, a left turn lane would be more desirable than a right turn deceleration lane. This may, however require right of way along more frontage than the developer contrcl.s. That is; to the south of the entrance. Accordingly, we request that the alignment of Route 743 be projected south of this property approximately 1,000 feet from the proposed entrance location. 10A) Wynridge, extention of Westfield Road, Route 1452: Extention of Westfield Road needs to be covered through a set of road plans. The intersection with Westfield Road and future road to Section II of Wynridge needs to be examined. Minimum radius for thru streets is 215 feet. A thru street is one which has other streets along its length. Neither of the two cul-de-sac, Lots 62/67 and I.ot 68/72 meet Department standards. A street before the cul-de-sac radius must be a minimum of one lot deep. Lot line 62/63 and 67/66 are the center of the cul-de-sac. Lot, line 68/69 and 71/72 are beyond the center of the cul-de-sac. Road plans, geome- tries, grades and necessary drainage easements will be checked as road plans are developed. 11A) Church of the Incarnation Site Plan, off Route 29 North,(Branch- lands): The existing entrance is adequate at this time. 12A) Crozet Baptist Church Site Plan, St George Avenue, Route 1203: Standard design commercial entrance will be required. A minimum of 25 feet is needed between commercial entrances. It appears that the parking area east of St. George Avenue is sloped toward the road. A drainage pickup may be needed to direct this water to an appropriate outlet. It appears that entrance curb is shown extending to the edge of St. George Avenue pavement. This curb must stop a minimum of 8 feet from the edge of pavement. This however, is a detail which can be corrected at the permit stage. ' 13A) ZMA-70 31, Jes^up Property, Route 654: Our comments concerning the need for a left turn lane rom in in effect from the previous site plan.
