Consistency with Comprehensive Plan:
The narrative accompanying the conceptual plan outlines how this development can meet expectations for recreational
space and green systems while maintaining private ownership of the property: The plan includes an undisturbed .
riparian buffer which will help to preserve water quality.
Proposal:
The conceptual plan now includes limits of disturbance and the creation of an undisturbed riparian buffer. The buffer
will extend 35'from the top of bank,as shown on the conceptual plan.
Neighborhood Model:
The proposed agricultural use will serve as a recreational amenity for the multi-family development on City property.
The riparian buffer has been included on the conceptual plan, contributing to the goal of protecting green systems. No
fill will be placed in the floodplain.
Additional Planning Comments:
The extents of land clearing and the riparian buffer have been included on the conceptual plan. There will not be any
fill in the floodplain.
