Subject: SUB201900161 - Roach/Draper - Two -Lot Subdivision/Final Plat
The County of Albemarle Planning Division will grant or recommend approval of the Final Plat
referenced above once the following comments have been addressed: [Each comment is
preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless
otherwise specified.]
1. [14-30-k-lk1)] Lot lines. More clearly label the existing lot lines for the parcel. It is
difficult to tell where the current boundaries vs. proposed boundaries are located.
a. Addressed
2. [14-302(A)(9)] Building site. Include the required building site note: "The residue of Tax
Map 8 Parcel 28 in Albemarle County contains a building site that complies with section
4.2.1 of the Albemarle County Zoning Ordinance."

3. [14-302(A)(10)] Development rights. Include the following note: "The residue of Tax Map
8 Parcel 28 in Albemarle County may not be further divided and is only permitted one
dwellirry i snit "

4. [14-302(B)(5)] Zoning. Include the Zoning District for Albemarle County (Rural Area).
a. Not addressed. Include that TMP 8-28 is zoned Rural Area. This should be
included in the notes.
5. [14-302(B)(7)] Water supply watershed and Agricultural/Forestal Districts. Include a note
that this parcel is in the Lynch River water supply watershed and that this parcel is in the
Nortonsville Agricultural/Forestal District.
a. Scott Clark, Senior Planner, reviewed this plat and had no objection to this
subdivision, as it does not alter the A/F District.
b. Addressed.
6. [14-302(B)(7)] Yards. Include the setbacks for the Rural Area zoning district in
Albemarle County per County Code 18-10.4.
a. Not fully addressed. Remove the BRL lines on TMP 8-28 and include the yard
requirements as a note instead. The yard requirements are as follows:

7. [14-303(C)] Boundary lines. Please reference attached plat from DB 2849 PG 82 by
Roger Ray Surveying. There appears to be some inconsistency between that plat and
this plat, regarding the County line and the 0.07-acre parcel.
a. Not fully addressed. Please respond to where the 0.07-acre (Parcel S in the
above -referenced plat) is located, as it is not shown on this plat.
8. [14-312] Location ing building. ✓ the location of the existing building(s) on
TMP 8-28 on the Albemarle County side.
a. Addressed.
