The total limits of disturbance consist of 6.36 acres including clearing and grading for individual lots. The site consists of 0.99 acres of proposed impervious area. Water Quality: The entire parcel area of 18.28 acres was analyzed. In the pre-development condition, there is 0.02 acre of impervious cover within the limits of disturbance, and the remaining 18.24 acres of woods. In the proposed condition there will be 10.54 acres of grass cover, 0.99 acres of impervious cover and 6.75 acres of preserved woods within a proposed conservation easement. Utilizing the preserved woods on site satisfies the required phosphorous removal Per the Virginia Runoff Reduction Spreadsheet. Water Quantity: The site generally drains towards the southeast corner of the property. A dry pond facility, SWM-1, is proposed to detain and release runoff such that the resulting runoff from the site meets the 1 year 24-hour storm requirements of the energy balance equation. Additionally, the 10 year 24-hour storm is being detained to reduce the pre- developed 10 year 24-hour storm to meet flood protection requirements. See Sheet C7.1 for Water Quantity Summary.
