RE:SU8201800042—Springhill/Towneplace Suites Easement Plat
Dear Tim,
Please find attached five(5)sets of the revised Easement plat for the referenced project. These plans have been
revised based on comments received on March 27,2018 in accordance with the following:
Albemarle County Planning—Tim Padalino
1. Per a phone conversation with Mr. Dustin Greene, PE,on 3/19/2018,it is recommended that all existing
and proposed easements shown on the corresponding final site plan (SDP201700042)are included on
this easement plat.This includes the"proposed 24'interparcel access easement"that is required to be
provided by special use permit conditions of approval, and which is currently shown on the final site
plan;and this also includes any additional access easement(s)for the future development parcel that
you may wish to include at your discretion (not required).
RESPONSE: The 24' Interparcel Access Easement has been added.
2. The"New 25' Private Stormwater Management Easement"is shown with a width of 25'along Lines
SME8 and SME6, but is shown with a width of 21.27'along Line SME7. Please advise if the width of
SME7 is correct; if so,it is recommended that you consider modifying label to"New Variable Width
Private Stormwater Management Easement" or similar.
RESPONSE: The label has been modified to reflect that it is a variable width easement.
Albemarle County Engineering-David James
1. The easement width for the underground pipes should follow minimum width requirements according
to equation from the Standards Design Manual (Sect.6.3).
RESPONSE: The easement widths have been updated accordingly.
2. Remove label'Private'for the Stormwater Management easements. Note that stormwater management
easements'to be dedicated to public use'. Include note:hereby"dedicated to public use."
RESPONSE: Per e-mail dated 4-10-18 the label has been revised to"New Variable Width SWM Facility
Easement".

3. Remove note 11.
RESPONSE: Note 11 has been removed..
4. Submit SWM deed of dedication and easement(to accompany plat). Contact/Inquire with Ana Kilmer.
RESPONSE: We are waiting on technical approval before executing the Deed of Dedication.
ACSA—Richard Nelson/Alex Morrison
1. Ensure easement extends 10-feet off all sides of the fire hydrants.
RESPONSE: We have confirmed easement is 10'off all sides of hydrants.
2. Provide easement around 3-inch meter vault(10-feet off all sides)and BOA.
RESPONSE: Easement has been added for meter vault and BOA.
3. Show ACSA easement around existing manhole or provide easement located near TMP 61W-02-0C-3.
RESPONSE: ACSA easement has been added around existing manhole.
4. Remove ACSA sewer easement located near TMP 61Z-03-11A. All proposed sewer is private.
RESPONSE: Per Site Plan comment from Alex Morrison the ownership of this proposed easement has
been changed to a private easement.
