(Rev. 2) Engineering has no objection to BLA plat, per se. Requested Change: Submit signed - notarized plat with Deed of Dedication (Engineering will format deed) once Planning and ACSA review comments are addressed. Once all (Planning /ACSA) plat (linework) comments are addressed, and final plat revision date is set, Engineering should be positioned to format the deed of dedication of easement. P1 Recommend vicinity map identify additional roads /streets, relatively fewer subdivision neighborhoods, and that vicinity map outline the parcel. Recommend against Google Map pin. Recommend title include reference to Easements since easements are created and vacated with this plat, and comprise most graphic information. Title should include re£ to boundary line adjustment, since Ex. lots are vacated. P2 3. Sheet indicates Open Space will remain. Label Open Space to remain (label area to remain). 4. Provide exterior boundary bearing -distance data if P5 does not provide sufficient exterior boundary information to tie segments L2, L8 and curve C3 to parcel boundaries. Engineering requests boundary bearing -distance be shown on sheet P2 to extent required to define ties that identify portions of open space to remain. (Rev. 1) Partially addressed. Engineering Review Comments Page 2 of 3 5. Area summary for `TMP 61 W-3-132' maybe a typo since cannot locate this parcel in GIS. GIS identifies TMP 61W-3-D2 parcel A. Provide TMP 61W-3-D2 label on graphic plat, if accurate. Note: Listed 2.84 Ac. is consistent with GIS Real Estate records for D2 parcel A. 6. Confirm area partially bounded by L8 is Open Space, to remain. Clarify with label. 7. Provide segment - curve endpoints (see P5 /example). 8. Provide L5 - C2 tie. 9. Recommend label Access Easement to remain. P3 10. See item 6, above. Confirm area partially bounded by L19 is Open Space, to remain. If not, revise P2 and P3 for clarity. Label open space to remain, or access easement to remain, or, if both, labels that identify precisely what areas are, which remain. 11. Provide L17 - L18 (shared) endpoint. 12. Provide segment - curve endpoints, generally. See sheet P5. 13. 2.665 Ac. label for parcel is inconsistent with County GIS, which lists 61 W-3-132-A =2.84 Ac. (Rev. 1) Withdrawn; review error. 14. Provide Houston Street, Inglewood Drive, and Bond Street deed bk.-pg. references similar to sheet P6 bk.- pg. ref. for public drainage easements. 15. Reposition /center Inglewood Drive label. Comment applies to P5, as well. 16. Label Access Easement to remain. 17. Recommend label Open Space to remain, if distinct from Access Easement. 18. Item 4, above, applies to easement segments - curves on this sheet, as well. P4 19. 88.49' ACSA variable width easement to remain has no ties. Items 4 and 18, above, apply to ACSA easement segments, as well. 20. Item 18 applies to second remnant ACSA easement, as well. Provide bearing -distance data sufficient to tie ACSA linework for portions of Ex. ACSA easements that remain. 21. Recommend label Ex. ACSA easement /Ex. storm drain easement to remain. P5 22. Cannot locate segments L115, L116; please direct reviewer to these two segments. 23. C59 does not match sheet P3, C6. Plat detail at this location appears inconsistent, or partial. 24. New Property Line label is confusing since it appears identical with sheet P2, which appears to show existing property lines. Review /revise as needed. 25. Curved portion of Access Easement to remain south of L151 does not match sheet P3, C4. Revise as needed. Until P5 provides consistent match with P3, C4, plat lacks frame of reference for L151, C63, etc. 26. Items 4, 18, 19 apply to New Access Easement. In particular, provide ties for C29, C58, and C59. 27. Provide inset details for L106 and L117 since L106 —0.19' and L117 bearing is not identical with 209.19' boundary bearing. (Rev. 1) Comment persists. Inset detail ambiguous; isolate 0.37' tie in inset detail. (Rev. 2) Addressed. NA w/ revision 2, since 209.19' boundary and L117 coincident. 28. Reposition /center Inglewood Drive label. P6 29. Label new private drainage easement (bounded by L23, L24, L25) width. Recommend label this as New 10' private drainage easement. (Rev. 1) Partially addressed. As follow-up: Check L24 tie length, since 5.20' + 77.55'=82.75' not 83.75' —see image, below. (Rev. 2) Addressed. NA w/ revision 2. Label easement bounded by L26, 27 New Variable Width Private Drainage Easement. 31. Provide SWM Facility and SWM Facility Access Easements dedicated to public use (5 Filterra units). 32. Ensure SWM Facility easement consistent with Filterra unit size /location. (WPO201400096 Amendment) 33. Provide sufficient boundary /Ex. easement bearing -distance data to eliminate guesswork. That is, furnish (bk.-pg. 940-212) Ex. drainage easement bearing -distance data to make linework readily understandable. Plat at bk.-pg. 940-212 must be reviewed to establish proposed new 10' private drainage easement. This information does not exist with the current proposed plat, yet when Ex. drainage easement plat (bk.-pg. 940-212, 11/5/86, RGA) is reviewed, plat shows an existing 15' drainage easement, with obscure (if any) bk.-pg. reference to a plat that establishes bearing -distance for this drainage easement, meaning proposed new departing drainage easement has no tie to parcel boundary. Provide adequate tie to parcel boundary for new private drainage easement bounded by L23, L24, L25. 34. Delete Bond Street 23' Access Easement, or else provide easement linework. Applies to P7, as well. 35. `Drainage easement (DB 4716 PG 743-776) hatched areas to be vacated' label is confusing. Easements to be vacated appear elsewhere, and no portion of this easement is hatched. Relocate to sheet P4, if a portion of this existing drainage easement is to be vacated. 36. Item 34 applies. 37.
