RE: SDP 02-183 Greenbrier Service Center Minor Amendment
The Albemarle County Department of Building Code and Zoning Services will approve this site plan
amendment for zoning compliance when the following items have been satisfactorily addressed. The
Building Official may provide separate comments. [Each comment is preceded by the applicable
reference,which is to the Zoning Ordinance unless otherwise specified.]
? [32.5.6(a)]Adjacent parcel 147 is zoned both C-1 and HC. Please revise the note on the plan.
? [32.5.6(b)] Please note on the plan the maximum square footage for the entire building.
? [4.12.6.5] Please dimension the travel aisles.
? [21.7.1]The required setbacks for this parcel are as follows: 30' building setback and 10' parking
setback from public streets. Please show and label these setbacks on the plan and remove the notes
referring to the setbacks from residential and rural properties. The area for rental vehicles must meet the
parking setback.
? [SP 92-16, Condition#1]Approval of the SP was conditional on staff approval of a landscape and
lighting plan. An approved plan is not in County files. Please demonstrate compliance with this condition.

RE: SDP-2002-133 Greenbrier Service Station Minor Amendment
The Albemarle County Department of Planning and Community Development will grant final tentative
approval of the above mentioned minor site plan amendment when the following conditions have been
satisfied: (The following conditions are those that have been identified at this time. Additional conditions
may be added or eliminated based on further review.)
1. [32.5.6.a] List the SP number(SP-92-16) and the conditions that are associated with that permit.
2. [32.5.6.a]The bearing and distance notations are missing from the property line located on the west
side of Gasoline Alley near the 9.79' N88*42'36"E line.
3. [32.6.6 g &4.12] For all parking and loading areas, indicate: size; angle of stalls; width of aisles and
specific number of spaces required and provided, and method of computation. Indicate type of surfacing
for all paved or gravel areas.
4. Remove note 23 from the general construction notes since it has nothing to do with this plan
5. Remove the notation of the gravel parking area to the east of Gasoline Alley. This is not approved as
part of this plan.
6. Delineate the area sketched on the attached exhibit for the sale and display area more accurately. It
does not appear to match the sketch and the sketched area appears to be greater than what is shown on
the plan. The display are appears to meet all of the appropriate setback so please show all appropriate
setbacks on the new plan as requested by Zoning.
7. The location of the parking spaces is accesses from off site. Provide all appropriate cross access
easements and
8. Describe the change that this plan is being submitted for.
The following is a requirement of the Special Use Permit. The county does not have an approved lighting
or landscaping plan. Please work with Zoning on the lighting. All landscaping shall be selected from the
current list of recommended landscaping.
9. [32.7.9.6 c] Provide six (6) large street trees evenly spaced along the 347' of frontage along Gasoline
Alley. If it can be determined where the frontage actually ends then the number of trees may be adjusted
per the ordinance. One (1) large street tree for every 50'for public road frontage.
10. [32.7.9.7 b] There appear to be 38 parking spaces. Four large or medium shade trees will be
required for parking lot landscaping.
11. [32.7.9.7 c] Complete the row of street shrubs along the frontage of Gasoline Alley.

The site plan amendment for Greenbrier Service Center, formerly Gasoline Alley(SDP-84-50)
and Walton Motors (SDP-95-057) does not contain sufficient information for review. The plan
must clarify what is changed from the approved site plan, and must detail and provide
computations for traffic, drainage and stonnwater management. A copy of the approved site plan
the applicant is working from could be provided with the plans to clarify.
The latest approved site plan on file in the Engineering Department is from 1984, and shows a
very small service center office with six parking spaces. A small addition to the office was
added in 1987. (A copy of this plan is attached.) There is no record of approval for the plan
amendments submitted in the 1990's. A survey conducted in 1994, and the current plan, show
extensive changes to the site.
Some changes needed,based on the information submitted,might be; regrading and paving of
public parking areas,redesign and rebuilding of the stormwater management basin, rebuilding of
the stormdrains under the parking area,provision of drainage, stormwater management and
access easements, and possible improvement to the road serving the site.
