[4.6.1, 4.6.6, 32.7.2.1, 32.7.2.2, 32.5.2(m)] Access. The private street serving the development is proposed within
an existing publicly dedicated right-of-way, this is not approvable. VDOT never accepted the portion of the right-
of-way labeled as `Unimproved Inglewood Drive' into the State Secondary System and the County still owns it.
Either pursue vacation of the right of way pursuant to State Code 15.2-2272 prior to final site plan and/or final
subdivision plat approval OR revise the proposed road to be public and upgrade the existing roadway to meet
current VDOT standards from the point where VDOT maintenance ends. This will include a suitable turn around
at the new proposed end of state maintenance, removal of the existing parking area, continuation of curb and
gutter, tie in of the existing driveway of TMP 06 1 KO-05-OD-00400, and the dedication of right-of-way or
easements as necessary. Please show these improvements and easements or right-of-way prior to final site plan
and/ or subdivision plat approval. Rev 2. Label the roadway within the public right-of-way as public and
provide gutter throughout.
2. [32.7.9.4] Street trees. The required street trees are proposed outside of the right-of-way due to conflicts with
easements. Thus they have been provided on individual lots. These trees shall be within landscape easements,
which shall be depicted on the final subdivision plat and recorded with a maintenance agreement approved by the
County. Depict and label the proposed landscape easements on the plan.
3. [14-316] VDOT approval of the proposed entrance is required. Label the proposed extension of Inglewood Drive
as "Public Road". Label the existing portion of Inglewood Drive as State Route 1411.
4. [14-410(H), 14-422] Private Streets in the Development Area. In the development areas, streets shall be
constructed with curb or curb and gutter, sidewalks and planting strips. Provide gutter throughout the parking area,
the private street, and throughout the public road.
5. [4.12.15(g)] Provide the required gutters in the parking area.
6. [14-403, 14-4121 Lot frontage. Private street easements shall be a minimum of 30' wide to provide frontage for the
proposed lots. Clearly label the new variable width access easement as "New variable width private street
easement." Ensure that the easement is a minimum of 30' wide throughout.
7. [14-412(D)] Minimum caliper ofstreet trees. Correct the typographical error on sheet L1.0 under Green Vase and
Autumn Brilliance from 1-1/2" to 1.5".
8. [14-317, 14-412(D)] Provide street tree calculations for the site.
9. [4.12.16, 14-4121 Depict, label, and dimension the three parallel parking spaces along the private street.
These must each be a minimum of 9'x20'.
10. [4.12] On sheet C4 omit the 9' wide dimension in the required T-turn around, as this is not a parking area;
rather, it's a required turn around.
11. [14-316] On sheet C7 ensure the typical section for the `private entrance drive' is revised to a public road
typical section.
