RE: SDP2019-00058 Ivy Road Commercial Redevelopment Plan — Initial Site Plan
Thank you for your comments and review on the Ivy Road Commercial Redevelopment
Plan. Revised plans are hereby submitted incorporating the following changes in response to the
items in your letter.
1. The proposed uses and existing uses of the building on the site have been updated per the
allowable zoning. There is no warehouse space proposed with the plan. That was a mistake
on the classification of the proposed and existing areas on the buildings, and has been
corrected with this submission, as discussed on the phone last week.
2. The amount of SF for the manufacturing/Processing/Assembly/Fabrication has been
confirmed and updated on the initial site plan. The total square footage is proposed at 3,280
SF.
3. The location of the existing gas line has been shown on the initial site plan. Also, attached is
the current ALTA. At this time, there are no known gas easements on the property.
4. The location of the existing water and sewer services are now shown on the plan.
5. The existing services will continue to function as the water and sanitary sewer services to the
building. Both the water and the sewer lateral are identified as being replaced to service the
new use of the building.
6. The flow arrows have been added to the existing and proposed storm sewer system.
7. The traffic generation figures have been updated and added to the plan, on the cover sheet.
8. The ingress and egress was included with the initial submittal and is shown on sheet 3.
9. The information on the abutting parcels has been added, including the present uses.
10. The existing loading areas have been shown and labeled.
Additional items:
1. The required parking information for the site calculations have been updated using the 8
required parking spaces for the Ballet school.
2. The parking analysis and existing uses of the buildings have been updated. There is no
longer a warehouse designation.
3. The plan has been coordinated to make sure the square footages are consistent.
4. All the proposed parking areas and existing parking areas have been dimensioned, as
requested.
