As discussed with you existing is an unregulated farm structure and an unpermitted regulated residential dwelling unit within the same structure. That being said per the USBC you have a U Use group and a R-3 Use Group. However since you will not be able to provide water pressure or volume I can grant a modification on the sprinkler as long as the fire separation is provided as shown below: <image003.png> Fire separation would be required on every side, top, and bottom of the space used as a dwelling unit and would have to be third party verified that it meets whatever requirements from the manufacturer are outlined. Also an engineer or architect would have to evaluate and certify that the structural integrity of all members and fasteners will perform with the intended loads since no part of this structure has ever been inspected. As discussed, you are required to have an EERO that opens directly from the sleeping area to the exterior of the structure, which is not provided at this time. Do to all of the above information, if you wish to move forward with this proposed use, we would require that an architect or engineer provide all of the information as requested on stamped drawings with your building permit application. Also, I am unable to approve your proposed homestay application as well. In as much, since this is a violation of the state building code the way it is I have to inform you that you are prohibited from using it as a dwelling unit as it is considered an unsafe structure. If you wish to use it for your farm office or other uses as described above you would not be prohibited from such.
