That for and in consideration of the sum of FOUR HUNDRED FIVE
THOUSAND AND NOI100 DOLLARS ($405,000.00), cash in hand paid, the receipt of
which is hereby acknowledged, the Grantor does hereby GRANT, BARGAIN, SELL and
CONVEY with SPECIAL WARRANTY OF TITLE unto the Grantee, all that certain
tract or parcel of land, with improvements thereon and appurtenances thereto, situated in
Albemarle County, Virginia, on the southwest side of State Route 654, shown as
REVISED TMP 60-68, containing 24.57 acres, more or less, on a plat by Roger W. Ray
& Assoc., Inc., dated November 2, 2017, last revised January 7, 2019, and recorded in the
Clerk's Office of the Circuit Court of Albemarle County, Virginia, in Deed Book 5137,
page 500; and

BEING (i) a portion of the property conveyed to the Grantor herein by deed from
Reality IX LLC, a Virginia limited liability company, dated January 21, 2015, and
recorded January 28, 2015 in the aforesaid Clerk's Office in Deed Book 4578, page 519,
and (ii) a portion of the property conveyed to the Grantor herein by Quitclaim Deed from
the Commonwealth of Virginia, acting by and through the Commissioner of Highways,
dated July 28, 2015 and recorded August 18, 2015 in the aforesaid Clerk's Office in Deed
Book 4663, page 209.
This conveyance is made expressly subject to all easements, reservations,
restrictions and conditions contained in duly recorded deeds, plats or other instruments
constituting constructive notice in the chain of title to the above property which have
not expired by a time limitation contained therein or have not otherwise become
ineffective.
