The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once
the following comments have been addressed: [Each comment is preceded by the applicable reference, which is
to the Subdivision/Zoning Ordinances unless otherwise specified.]
[General Comment] Due to the number of plats and deeds that are being recorded with the Albemarle
County Clerk's office, it is difficult to track what plats and deeds apply to each parcel. Please provide a
note for each parcel that lists all recorded instruments (plats, deeds, etc.) for TMPs 46-18, 46-18A, 46-19A1,
46-19A2, and 46-19133. Rev. 1: Comment addressed.
a. Please be aware that there are currently two other Brookhill plats under review, SUB201900117
and SUB201900123. This plat will need to be updated prior to approval to incorporate updated
instrument references, acreages, etc. assuming that SUB201900117 and/or SUB201900123 are
approved and recorded first. Rev. 1: Per applicant response letter, the plat will be undated
with deed book and reference numbers as necessary should SUB201900117 and/or
SUB201900123 get recorded prior to this plat approval.
2. [General Comment] Per previous conversations between Alan Taylor (Brookhill developer) and County
staff, the developer has indicated that the road names of Stella Lane and Archer Avenue need to be switched.
Staff informed the developer that this can be done so long as the names are shown on the plat dedicating the
right-of-way to the County. Staff has noticed that the road names have not been switched on this plat. If
Stella Lane right-of-way is dedicated, the names can't be switched at a later date. Please work with the
developer to ensure that the road names shown on this plat reflect the names the developer wants. Rev. 1:
Comment addressed, Stella Lane and Archer Avenue have been switched.
a. Assuming either SUB201900117 and/or SUB201900123 is approved and recorded first, the labels
for Salamander Street, Stella Lane, and Archer Avenue will need to be updated on all applicable
sheets so that it states the deed book and page number of the recorded plat that created the right-
of-way. Rev. 1: Comment not fully addressed. As acknowledged in the applicant comment
response letter, the road name labels will be updated as necessary should SUB201900117
and/or Sub201900123 get recorded prior to this plat approval.
[14-302 (A)(15)] Please add a note on one of the sheets stating the names and addresses of holders of any
easements located on TMP 46-19AL The note can also state the easement types, and the recorded
instrument that created the easements. Rev. 1: Comment addressed.
a. For example, Sheets V2 and V3 only state the deed of dedication for the 100' private landscape
buffer easement. That easement was created through a plat recorded in DB 5121, page 644. Rev.
1: Comment addressed.
4. [14-302 (B)(1)] Please add a date of last revision to each sheet. Rev. 1: Comment stands.
[14-302 (13)(5)] Please revise note 5 on Sheet VI. Rev. 1: Comment addressed.
a. TMP 46-19A1 is zoned Neighborhood Model District (NMD) and is subject to the Code of
Development of ZMA201500007, the proffers of ZMA201800011, and SP201500025. It lies
within the EC -Entrance Corridor Overlay and the AIA- Airport Impact Area Overlay. Rev. 1:
Comment addressed.
b. According to Albemarle County GIS, portions of TMP 46-19A1 lie within the Managed and
Preserved Steep Slopes Overlay District. Pleas verify whether the topography has been surveyed
and if either of these slopes exist on the property. The previously recorded plat in DB 5169, pages
235-246 contained a note stating the TMP 46-19A1 only contains Managed Steep Slopes. Rev.
1: Comment addressed.
6. [General Comment] New easements that will be public will require deeds for review and approval. Rev.
1: Comment not addressed. Per applicant response letter, deeds were to be submitted under a
separate cover. However, no deeds were received. Please provide on next submittal for review. See
Engineering comments for further information.
