To Whom It May Concern:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
• The Property is zoned Planned Development — Mixed Commercial — PD-MC per Zoning
Map Amendment ZMA200100015, approved August 13, 2003 with proffers. The
Property is subject to the Steep Slopes and Entrance Corridor Overlay District as
described in Section 30 of Chapter 18 of the Albemarle County Code ("Zoning
Ordinance").
• The permitted uses of the Property are provided in Section 25A of the Zoning Ordinance.
• Special use permit SP199200066, approved March 17, 1993, permits residential use on
the Property. Special use permits allow the approved uses to run with the land.
• The Application Plan approved alongside ZMA200100015 provides that the residential
use is limited to 250 units. An increase in the number of units would require an
amendment to ZMA200100015. The exhibit for Presidio Apartments at Martha Jefferson,
prepared by Collins Engineering dated 10/22/18 (the "Plan"), proposes 250 units on the
Property which is within these guidelines.
• There is one applicable site plan, SDP201900074 — "Martha Jefferson Hospital Presidio
Apts — Final," currently under review for the Property.
• This office has no record of any open violations for the Property.
• Copies of any applicable records may be obtained via the noted links or from this office
with a request through the department's Records Manager, Paul Bjornsen, at
pbiornsen(a)_albemarle.org once they have been approved or issued.
