I just spoke to John,he said all other documents were approvable.Thus with the corrections you just made all legal
documents are ready to move forward with owner signature and notary and submitted with the signed final plat.
Reminder, ensure all legal documents reference the latest dated version of the plat, especially with Mr.Jordan having one
'more round of tiny revisions needed.
I have a few additional plat changes which I will CC you to the email to David Jordan.
Additionally,we have bonding that needs to take place prior to the final plat approval.This is a big item.
Anyways that's the update.

Nicole,
John made his changes in track changes, ensure you open track changes in Review tab, and then"show markup""all
markup" ....Essentially the math was off,when you revised the deed to omit the 2 other open spaces I mentioned to you,
it appears you didn't double back and redo the math for the acreage in consultation with the final plat.John found this
error and made the changes in track changes(see below an excerpt).However after adding up the acreages it appears his
math was off too providing you a 3.899 instead of the 3.902 as you correctly depict.

I'm not sure I follow the change that was requested and I'm sorry for my part in the confusion, as I know I originally had
sent a draft that incorrectly listed the PPA VAR as a portion of property to be deeded to the County. Now it reads as
follows, listing only the linear park areas:
ALL that certain real property located in Albemarle County,Virginia, containing approximately 3.902 acres in
total, more or less, designated and shown as follows:
"Open Space 1-B, Open/Green Space Area: Linear Park with Trails, 2.926 Ac," and

"Open Space 1-B, Open/Green Space Area: Linear Park with Trails, 0.976 Ac"
Attached is a clean version. Let me know if this is agreeable.

I am forwarding the attached documents to you both as I know you both have reviewed Rivanna Village
plats/deeds. David Jordan has let us know that Rivanna Village's Phase 1B subdivision plat is currently under
review. Related to such review, we understand several legal instruments are required. Attached are the following
documents(including the current subdivision plat under review):
1. First Amendment to Deed of Dedication
a. Adjusts/adds to the open space or greenway area within Phase 1A dedicated to the County
2. Deed of Dedication
a. Dedicates open space or greenway to the County for Phase 1B
3. Deed of Dedication and Easement and Vacation of Easement
a. Dedicates areas for stormwater management facilities and drainage to the County
b. Vacates previously dedicated property for stormwater management facilities and drainage
c. The related existing Certificate of Plat is attached as well for ease of reference
4. Deed of Dedication and Easement
a. Dedicates property/provides an easement for sight distance to the County •
5. Deed of Gift and Dedication
a. Dedicates property to the County for the internal roadways of Phase 1B

a. Vacates existing Drainfield and Access Easements

Correction:
I spoke with Ana.
The Final Plat may not be approved until SWM facilities and roadway/drainage improvements associated with blocks
shown with Phase 1B plat are built, or bonded. May 31, 2018,I visited Rivanna Phase 1,and noted certain roadway and
drainage improvements have been built,but apparently the only road plan bond we have covers Winding Road. Prior to
Final Plat approval,all roadway improvements associated with Phase 1B must be bonded, or built. In the case of un-
bonded but built improvements,to avoid bond requirements for drainage,pavement, sidewalks, street trees, and other
improvements shown with SUB2015-00119,Applicant is required to furnish pipe inspection video,material/test
/inspection reports,PE certification, and an As-built drawing;that is, items identical to Engineering's road plan bond
reduction request checklist. I will reach out to Mr. Culpeper,though likely not today(by tomorrow),to explain bond
requirements as they relate to Phase 1B Final Plat approval. Ana and you have been an immeasurable help—thank you.

Developer recently requested bond reductions for both WPO and Road Plan bonds.
Engineering has no objection to SUB201700155, since improvements are bonded.
