RE., Jacobs Creek — Floodplain Development Permit/Mitigation Plan Cover Letter
Albemarle County, VA - TM 104-14B3 (4031 Jacobs Creek Drive)
Dear Frank,
Please find this letter and attachments as our submission for the review of a Floodplain Development
Permit and Mitigation Plan for removal of a culvert/fill crossing over Jacobs Creek and replacement with
a bridge span.
As you may recall from our meeting on August 16, 2019, there existing culverts/fill provide some access
to the property at 4051 Jacobs Creek Drive, however; the crossing area is low and frequently floods. Our
proposal is to remove the existing fill and culverts and construct a bridge span that will clear the
majority of the annual storm events.
A field survey of the stream crossing
area was completed and a HEC-RAS
analysis of the new bridge span was
performed that indicate no rise in
upstream water levels
Since the upstream drainage area is
significant (1,506 acres), the crossing
area is inundated by the 2,10 and 100-
year storms. The proposed bridge deck
will be elevated at approximately 18"
above the existing fill as shown in the
photograph to the right.
