Mr. Odom:
In response to your request for a Letter of Zoning Compliance for the above -referenced
Property, please be advised of the following:
• The Property is zoned Rural Areas - RA. The Property is subject to the Airport Impact
Area ("AIX) Overlay District, the Flood Hazard Overlay District, and the Steep Slopes
Overlay District, as described in Section 30 of Chapter 18 of the Albemarle County Code
("Zoning Ordinance").
• The permitted uses of the Property are provided in Section 10 of the Zoning Ordinance.
• The proposed use of the Property with a farm brewery is a use permitted by -right. A farm
brewery must be licensed as a limited brewery under Virginia Code 4.1.208.
• The farm brewery use is subject to applicable supplementary regulations in Section
5.1.57 of the Zoning Ordinance.
• The Property is subject to Special Use Permit, SP2016-00010 for a religious assembly
use, approved October 12, 2016, with conditions.
• Development of the property per the noted Special Use Permit will be subject to site plan
approval.
• There are no variances, special exceptions, or proffers that affect the Property.
• There are no outstanding building or zoning violations on file associated with the
Property.
• There is one open building permit associated with the Property (B2019-02135FB) being
reviewed for a change of use of the building from a church to a farm brewery.
