The original comment: 1. [14-302(B)8,4.6.4,4.19] Setbacks. Depict the rear setbacks for all lots. Currently the
building envelop encroaches the rear setback.The rear setback shall be measured from the alley easement.
The setback is measured from the alley easement...it doesn't have to be a r/w for this to be true, see Sec 4.6.4(below).
14.6.4 REAR YARDS ON INTERIOR LOTS

Rear yards on interior lots shall be provided at the depth required for the district, and shall run across the
full width of the lot at the rear. The depth of a required rear yard shall be measured in such a manner that
the yard is a strip of minimum depth required by district regulations with its inner edge parallel to its outer
edge. If an alley abuts the rear yard, the required rear yard shall be measured from the edge of the alley
right-of-way or easement.

Chris,
It's been a while since we were discussing this project, but finally got some answers from the designers.
Per comment Number 1,Scott says the alley as shown on the plat is an access easement, not a right-of-way,so the
setback would be offset from the farther boundary of the lots.We've attached an Exhibit Sheet from the Plat to clarify.
Does the County want us to show this setback line?
