HARRIS, VINCENT LEWIS MONROE and DOROTHY W. MONROE, husband and
wife, CARL ANTHONY MONROE, GLADYS JARINA SAYLOR, GWENDOLYN
YVONNE GRAY and PERCY F. GRAY, wife and husband, THOMASENA MONROE
AND ALICE RENEE MAGRUDER, party of the first part, hereinafter referred to as the
Grantors, and CARMENITA SHARICE MONROE, party of the second and third part,
hereinafter referred to as• the Grantee, whose address is: .
WITNESSETH:
That for and in consideration of the sum of TEN and.00/100 DOLLARS ($10.00) and
other good and valuable consideration,cash paid in hand,:the Grantor does hereby GRANT,
BARGAIN, SELL AND CONVEY with GENERAL WARRANTY and ENGLISH
COVENANTS OF.TITLE unto the said Grantees as husband and wife,tenants by the entirety,
as to the Parties of the second part one half interest and fee simple as to the Party of the third
part one half interest,the following described property:
All that certain lot or parcel of land,together with any improvements thereon
and all appurtenances thereunto belonging,or in anywise appertaining,located
in the County of Albemarle,Virginia,described and designated as being Lot 1,
containing 3.50 acres,more or less,as shown on'Two Lot Subdivision Showing
TMP 103-70 Creating Lot 1 Albemarle County,Virginia',dated April15,2019,
last revised August 2,2019,and prepared by C.Steve Garrett,L.S.,a copy of.
which is attached hereto and recorded herewith;TOGETHER WITH a New
30'Private Street Easement providing ingress and egress to and from State.
Route 795.(Rolling Road)as shown on the aforesaid plat.
BEING the same property conveyed to Joseph Lewis Monroe and Corinne Monroe by Deed
dated 07/01/57 and recorded in the Clerk's Office of the Circuit Court of Albemarle in Deed
Book 333,page 173. The said Corinne.Monroe departed this life,intestate,1/1/2005 as
evidenced by the recordation of Real Estate Affidavit in the aforesaid.Clerk's Office in WB 166,
page:659. By operation of law the subject property was thereby conveyed to Joseph Lewis
Monroe,fee simple..The said Joseph Lewis Monroe departed this life,intestate,11/1/2014 as
evidenced by the recordation of Real Estate Affidavit in the Clerk's Office of the Circuit Court
of Albemarle County,Virginia,in WB 166,page 660 thereby devising the property unto Pearl
C.Harris(as to 14.28571%);Vincent Lewis Monroe(as to 14.28571%);Carl Anthony
Monroe(as to 14.28571%);Gladys Jarina Saylor(as to 14.28571%);Gwendolyn Yvonne Gray
(as to 14.28571%);Thomasena Monroe(as to 14.28571%)and Alice Renee Magruder(as to
14.28571%),his heirs at law.
The party of the third part hereby joins in this conveyance for the benefit of
establishing a Maintenance Agreement for the aforesaid Right of Way. As evidenced by their
acceptance and recordation of this Deed,and by the signatures on this agreement,the parties
hereby agree for themselves,their heirs and assigns to share the cost of the.maintenance and
repair of the above-described Right of Way to preserve the value of the described property
and any improvements thereon,now or in the future. Grantee will ensure that said road will
be kept dear of any debris so that it is passable and safe for any incoming or outgoing traffic
This conveyance is made subject to the easements,restrictions,conditions and
reservations contained in duly recorded deeds, plats and other instruments constituting
constructive notice in the chain of title to the property hereby conveyed which has not yet
expired by limitation of time contained therein or have not otherwise become ineffective,and
to all matters visible upon a physical inspection of the property.
