In order for the amended site plan to be approved the following revisions are required: 1. [32.5.2(n)] Existing and proposed improvements. Address the following: a) Please note that business signage is not approved with the site plan. Although it is appropriate to show the monument sign location on the site plan please note that a full review of the location, dimensions, and details of any business signage is reviewed separately from the site plan. 2. [Comment] LOR requirements and "Summary of Revisions" list. Address the following: a) The applicant has stated that an additional revision, to address a Fire Rescue requirement, will be added in the 2nd submission of this LOR. Ensure that the new revision to the site plan is included in the "Summary of Revisions" on the cover sheet and that the changes are clouded on all sheets in which they are shown. b) Please bullet the individual items requested in the "Summary of Revisions". Although grouping them under "Layout", "Grading", "Landscape", etc. is useful having multiple requests in one paragraph is not as clear as each item having their own bullet or number. c) Revise the wording for "One number correction updated caryopteris to 54, shown for clarity but not include in calculation." to be clear. Revise the note to be "The number of caryopteris has been reduced but the change does not impact the landscaping calculations." d) Cloud all changes in all sheets in which they are shown, with the exception of the landscape plan sheets that only need landscaping changes clouded. The change to the sidewalk and the changes in landscaping do not appear to have been clouded. In the 1It submission of this LOR none of the landscaping changes appear to have been clouded and need to be. Areas where trees are removed should be clouded and when the location of the plantings have been revised those too should be clouded. e) Ensure that all changes with the second submission are clouded and listed in the "Summary of Revisions" on the cover sheet. f) Revise the Summary of Revisions" so that the change to the layout of the sidewalk in the parking lot is part of the "Layout Plan" and not the "Landscape Plan" list of changes. Cloud this change in all sheets in which it is shown. g) It appears that at least one of the landscaping labels has been revised, despite there being no landscaping changes in the areas. Ensure any changes that are made on this LOR are listed in the LOR "Summary of Revisions" and clouded. Specifically, there is a label for a London Planetree that was for three trees in the approved site plan and now list one. This appears to be a modification to fix a previous error, but even as such is should be listed in the "Summary of Revisions". 3. [Comment] Revise landscaping around, and directly the west of, the loading dock. The intent of the approved landscaping in that area was to soften the appearance of a loading dock area directly adjacent to the right-of-way. The changes requested in this LOR are to remove ten trees from that immediate area. Address the following: a) Please clarify why trees cannot be allowed in the 9' between the closest easement and the building. Is the tree species and size previously specified part of the issue? b) Please clarify why there were existing trees within the easement directly closest to the building, which would allow an additional 5' of planting area (in addition to the 9' mentioned above) directly adjacent to the building (in at least a portion of the frontage), and they are being removed from the site plan "... to allow for utilities and easements..." now. c) Revise the landscaping in the area to soften the appearance of the loading dock area whether by replacing some of the trees shown as no longer provided in this LOR and/or by providing additional and different shrubs in the locations where trees were previously approved. 4. [Comment] The LOR submission has also been reviewed by Engineering, ACSA and Inspections. Attached please their comments. In accord with the provisions of Section 32.4.3.5 of Chapter 18 of the Code if the developer fails to submit a revised final site plan to address all of the requirements within six (6) months after the date of this letter the application shall be deemed to have been voluntarily withdrawn by the developer.
