Assign page numbers to each page of the plat, for example: page 1/11, page 2/11, page 3/11... etc Rev 1. Comment addressed. 2. [14-302(A)] Name of Subdivision. The plat shall be modified to provide a single signature line for the subdivision agent, on sheet 1. Under the agent signature line remove the application number SUB2012- 80, or revise it to be SUB2019-144. Rev 1. Comment addressed. 3. [14-302(A)4] Private Drainage. The drainage easement on Lot 17 does not match the as built, the plat is missing a leg of the easement. Revise. Rev 1. Comment addressed. 4. [14-302(A)4] Private Drainage. The dimensions for the new 20' permanent drainage easements associated with Lot 3 and Lot 17 are missing labels L1, L2, L3... etc. Revise. Rev 2. Comment addressed. 5. [14-303(L)] Public Drainage. At the entrance of Ragged Ridge Lane and the corner of Lot 10 there is an existing drainage easement associated with Detail J from the original subdivision plat. Is this easement existing and does it need to be vacated to allow for the proposed easement? If so, revise the plat appropriately. Rev 1. Comment addressed. 6. [14-302(A)2] Vicinity Map. Revise the vicinity map to 1" = 2,000'. Rev 1. Comment addressed. 7. [14-317, 303L] Instrument evidencing maintenance of certain improvements. A Deed of Dedication and Deed of Easement is needed for the public drainage easements shown on the plat. Please submit a draft of this document to me and I will forward it to the County Attorney for his review/approval. Ensure that only one deed of dedication and one deed of easement shall be reviewed and approved for the plat. Rev 1. Comment still relevant. [14-317] Instrument evidencing maintenance of certain improvements. Legal documents relevant to the maintenance of the new permanent drainage easements (private improvements) must be provided for review to the County Attorney in order for final plat approval. If the declaration of restrictive covenants for the Blue Springs Farm homeowner's association does not cover new drainage easements, the legal document may need to be updated and reviewed/approved by the County Attorney's Office. Please submit a legal document to the above affect and I will forward it to the County Attorney for his review/ approval. Rev 1. Comment still relevant. 9. [14-303(L)] Public Drainage. Prior to plat approval VDOT shall review and approve the public drainage easements. Rev 2. Comment addressed. 10. [Comment] Prior to plat approval Engineering review and approval is required. Rev 2. Comment still relevant. 11. [Comment] The as built survey is not consistent in distinguishing between the drainage easements that are dedicated to public use and those which are private. Review and revise. Rev 1. Comment addressed. 12. [14-302(B)10] Provide the following note on the plat: "The stream buffers shown hereon shall be managed in accordance with the Albemarle County Water Protection Ordinance. " Rev 2. Comment addressed. Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code is kept up to date by the County Attorney's office. The Code may found on the County Attorney's website which may be found under "Departments and Services" at Albemarle.org. In accord with the provisions of Section 14- 229(B) of Chapter 14 of the Code if the developer fails to submit a revised final plat to address all of the requirements within six (6) months after the date of this letter the application shall be deemed to have been voluntarily withdrawn by the developer.
