The County of Albemarle Planning Division will grant or recommend approval of the Subdivision Plat referenced above
once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the
Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302(B)(10)] Stream Buffers. Depict and label the stream buffer on page 2 of the plat. Provide the following
note: "The stream buffer(s) shown hereon shall be managed in accordance with the Albemarle County Water
Protection Ordinance. "
2. [14-303(E)] Shared Driveway. Label the joint driveway easement as "shared driveway easement." The easement
holder(s) shall be identified on the plat. A note shall be added to the plat stating that maintenance shall be by the
owners of the lots affected by the shared driveway easement, not by the Virginia Department of Transportation or
the county.
3. [14-400, 4.6.3(a)] Shared Driveway. The shared driveway traverses a front yard, as such each primary structure
also shall be located at least ten (10) feet from the edge of the shared driveway easement. Depict, label, and
dimension this setback from the shared driveway easement.
4. [14-316] Approval of entrance onto public streets. Submit evidence that the entrance of the principal means of
access for each lot onto the existing public street complies with Virginia Department of Transportation standards. I
recently forwarded the plat to VDOT for review. Once their review comments are received I'll forward them to
you. If you have already obtained this documentation please provide it to staff.
5. [14-309 & 14-3101 Soil evaluations; Health Director Approval of wells and septic systems. Approval by the
Health Department is required before the plat can be approved. The soil work was forwarded to the Health
Department for their review.
Staff has provided references to the County Code. The Code is kept up-to-date by the County Attorney's office and
may be found at www.albemarle.org/countycode. In accord with the provisions of Section 14-229(B) of Chapter 14,
if the applicant fails to submit a revised plat to address all of the requirements within six (6) months after the date of this
letter, then the application shall be deemed voluntarily withdrawn. Please contact Christopher Perez at the Division of
