Subject: SUB201900187 Hillcrest Vineyard Tasting Room and Venue — Easement Plat
The County of Albemarle Planning Division will grant or recommend approval of the plat referenced
above once the following comments have been addressed: [Each comment is preceded by the applicable
reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302(A)5; 14-302(A)141 Who are the proposed easements being dedicated to? If the
easements are proposed to be dedicated to the County, the easements need to be labelled as
"dedicated to public use."
In addition, is there any type of ingress/egress or other access easement proposed in order to
reach the new stormwater management facility easements that are shown on this plat?
Provide the deed book and page numbers for the existing easements that are shown on this plat,
including the forest and open space easement on TMP 69-20B and the SWM, I & E, and
drainage easements shown at the southeastern corner of TMP 69-20. Provide the dimensions
for these easements as well.
Also, clarify whether the total acreage of the SWM facilities easement includes the two small
easements at the north of the property or only those easements near the WPO buffer. Provide a
total for all SWM facility easements, as well as individual acreage amounts for each easement.
2. [14-302(A)15] Provide the name(s) and address(es) of the holder of the easements that are
shown as existing on this plat.
In addition, in the property owner note on sheet 2, list the parcels shown on this plat that are
owned by Augusta Professional Park, LLC.
3. [14-303(C)] Provide the TMP number, the property owner's name, and the deed book and page
number reference for the parcel that borders the subject property on the northeast, north of
TMP 69-47.
4. [14-303(0)] Indicate under the signature line in the property owner signature panel what
organization Michael McGinnis is the "managing member" of.
