D S Tavern pre -application plan

This property is located in the Entrance Corridor Overlay District. ARB review of the Initial and Final site plans is
required. An ARB application is required for ARB Final Site Plan review. The current fee is $1075. ARB approval of the
Final Site Plan is required prior to Final Site Plan Approval. Applications must meet all of the applicable checklist
requirements and the Entrance Corridor Design Guidelines.
Requirements:
1. Entrance Corridor Design Guidelines require that the proposed addition reflect the historic architecture of the
area. Provide architectural elevations showing that this will be accomplished.
2. An approved demolition permit application is required prior to demolition.
3. A "birdcage" noted on the existing conditions plan is not noted for demoltion, but it does not appear on the other
plans. Add it to the plans or note that it is to be demolished.
4. Show all ground- and building -mounted equipment on the plan. Show how visibility of the equipment will be
eliminated from the Entrance Corridor.
5. Add the standard mechanical equipment visibility note to the site and architectural plans: "Visibility of all
mechanical equipment from the Entrance Corridor shall be eliminated."
6. Show proposed lighting on the plan. Ensure that new lighting meets the requirements of Chapter 18, Section 4.17
and the Entrance Corridor Design Guidelines.
7. Revise the landscape plan to show that large shade trees, existing or proposed, at least 3'/2" caliper in size, are
spaced 35' on center along the street frontage, or that an equivalent number of such trees are dispersed irregularly
along the frontage. Show existing or proposed ornamental trees interspersed among the large shade trees.
8. An existing tree is shown at the northeast corner of the house located west of the D.S. Tavern. The tree is not
show on on the other plans, but it is not noted for removal. Add the tree to the plans or note that it is to be
removed.
9. Provide a complete landscape schedule on the landscape plan. Identify plant species, proposed sizes, etc.
10. Include the standard plant health note on the plan: "All site plantings of trees and shrubs shall be allowed to reach,
and be maintained at, mature height; the topping of trees is prohibited. Shrubs and trees shall be pruned minimally
and only to support the overall health of the plant."
11. Show the tree protection fencing on the E&S plan.
Recommendations:
1. The D. S. Tavern is listed in the National Register of Historic Places and the Virginia Landmarks Register. The
plan shows a portion of the contributing resource to be demolished. It is recommended that the applicant consult
with the Virginia Department of Historic Resources to confirm that the register listings will not be compromised
by the proposed work.
2. It is recommended that the proposed changes not destroy any historic materials, and that they be compatible with,
but differentiated from, the historic resource in materials, features, size, scale, proportion and massing. The
additions should be designed such that, if removed in the future, the form and integrity of the historic property and
its environment would not be impaired.
3. It is recommended that the property be fully documented prior to demolition. The Albemarle County Historic
Preservation Committee will request permission to do so when the demolition permit application is received, but
arrangements for earlier documentation can be made.
