56. The landscaping plan has been updated for the required buffer plantings along the missing 240' segment of the landscaping
buffer. These proposed plantings have been incorporated into the plans.
57. The buffer and open space acreages have been revised and updated, as requested. The overall open space summary chart
on sheet 3 has also been updated to reflect the acreages shown on sheets 4, 5 and 6.
58. The open spaces as listed on sheet 1, sheet 3, and sheets 4-6 have been updated accordingly to reflect the changes to the
block 8B and block 8A boundaries, and the updated open space areas.
59. As requested, the open space areas have been revised between blocks 8B and 8A. The areas included in the open space
have been updated, accordingly, as suggested in the comment letter and the 0.20 acres of civic area has been removed. A
subdivision plat will be submitted, platting this open space within the greenway, buffer, and common open space on Block
8B, as requested.
60. The zoning information on sheet 1 and the approved proffers have been updated, as requested.
61. The description of any limits of public r/w have been removed for Wesley Circle. In addition, all lot numbers have been
removed.
Engineering Comments:
1. This comment is acknowledged, the WPO has been resubmitted for final approval.

8. The Stella lane road plans have been revised to accommodate the changes to the entrance into the site, including updates
to the storm sewer system, roadway entrance, and other modifications. These items have been coordinated between the
(2) engineering firms. CE is reaching out to Bohler to ensure they resubmit the plan for final approval of amendment #1.

10. The landscaping plan has been updated for the revegetation of a portion of the Polo Grounds road buffer. The pond has
been lowered and the 2:1 slopes long polo grounds road in this location have been removed.

13. The roof drain system has been updated to provide a 6" roof drain main line to pick up all roof drains in the front and rear
of the units.

ACSA Comments:
1. The comments from the Albemarle County service authority have been addressed and the utility plan has been approved
by ACSA.
ARB:
1. The final ARB submission will be made shorlty for the Certificate of Appropriateness for the project.
Fire/Rescue:
1. Hydrants have been positioned throughout the site to provide a FH within 100' of the FDC.
2. A note has been added to the plans about the buildings requiring a knox box.
VDOT:
1. Attached are the turn lane warrants for Stella Lane (now Archer Avenue).

Adjustment for Right Turns
For posted speeds at or under 45 mph, PHV right turns > 40, and
PHV total < 300.
Adjusted right turns = PHV Right Turns - 20
If PHV is not known use formula: PHV = ADT x K x D
K = the percent of AADT occurring in the peak hour
D = the percent of traffic in the peak direction of flow
Note: An average of 11 % for K x D will suffice.
When right turn facilities are warranted, see Figure 3-1 for design criteria.
