Matt Wentland Albemarle County Department of Community Development 401 McIntire Rd Charlottesville,VA 22902 Regarding: Boyd Tavern Market Water Usage Report Mr. Wentland, We estimate the daily water usage at Tiger Fuel's Boyd Tavern Market,located off of Black Cat Road, will not exceed 800 gal/day.This estimate is the result of a comparison of Boyd Tavern to three other Tiger Fuel Market,locations within Albemarle County, including the Market at Bellair(Ivy Rd.),the Market at Mill Creek(Avon St.), and the Market at 5th St. (5th St.).The comparison includes VDOT 2015 average annual daily traffic(AADT)estimates, hours of operation, number of gas pumps, and whether or not a deli is present. Water usage data provided by Albemarle County Service Authority(ACSA) and City of Charlottesville meters for these three locations made it possible to determine the anticipated water usage at Boyd Tavern Market based on its similarity to other sites.The table below summarizes the information collected for this study. Both are located to be convenient for commuters to stop on their way to and from work to get gas or food from the deli. The Market at Bellair is positioned similarly, but with a much higher AADT than Boyd's main road. Other factors such as number of gas pumps and hours of operation did not have a discernible influence on water usage. We do not anticipate the AADT of Black Cat Road to increase due to the new market.Although the market will be located off of the interstate, it is unlikely that interstate travelers would stop there for gas when there are more attractive options in Zion Crossroads to the east and US 250 to the west. Convenience`stores have limited water usage in general, and'Boyd Tavern will-be using-water efficient toilets and sinks.As an example, the Market at Pantops off of Richmond Road has an AADT of 52,000 (6.75 times that of Boyd Tavern) and shares a water meter with a fast food restaurant, yet only uses 1,120 gal/day. Boyd Tavern Market will have toilets that use only 1.2 gal/flush, as opposed to the 5 gal/flush used in the other Tiger Fuel markets.They will also have motion sensor faucets,which can save 30%-50%on water usage. After considering all of the data,the upper limit of expected water consumption for Boyd Tavern Market is 800 gal/day. Supporting documents are attached.
