The County of Albemarle Planning Division will grant or recommend approval of the Subdivision Plat referenced above
once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the
Subdivision/Zoning Ordinances unless otherwise specified.]
1. [Chapter 18, Section 13.3] Minimum Lot Size. The minimum lot size in the R-1 zoning district is 45,000 SF.
Currently Parcel X is only 18,837 SF and cannot be subdivided as proposed. In order to divide the property the R-
1 parcel shall meet the minimum lot size for the R-1 zoning district. Revise.
2. [14-414, 4.11 Public Sewer. Each lot shall be served by the public sewer system. The plat has been sent to ACSA
for review. Pending their review and approval of the plat.
3. [14-414, 4.11 Public Water. Each lot shall be served by the public water supply. Depict the waterline and waterline
easement serving Parcel X. The plat has been sent to ACSA for review. Pending their review and approval of the
plat.
4. [14-302(A)2] Vicinity Map. Revise the vicinity map to 1" = 2,000'.
5. [14-302(B)(5)] Zoning Overlay/Topography. On the plat depict and label all managed slopes. The County GIS
depicts Parcel X as having managed slopes on the northern boundary. Please review.
6. [14-302(B)7] Reservoir watershed. Revise the watershed note as follows: "These properties are not in a Water
Supply Watershed".
7. [14-302(B)(8), 4.201 Revise the HC front setback as follows:
"Front = Minimum 10'
Maximum (None on any lot, including a corner lot, abutting a principal arterial highway or interstate)"
8. [14-302(B)(8), 4.191 Revise the R-1 setbacks as follows:
"Front = Minimum 5'
Maximum none
Side = Minimum 5'
Maximum none
Rear = Minimum 20'
Maximum none"
[14-302(B)(1)] General Information. When the plat is revised, please provide the date of the last revision on the
plat.
10. [14-3161 Approval of entrance onto public streets. Submit evidence that the entrance of the principal means of
access for each lot onto the existing public street complies with Virginia Department of Transportation standards. I
recently forwarded the plat to VDOT for review. Once their review comments are received I'll forward them to
you. If you have already obtained this documentation please provide it to staff.
Staff has provided references to the County Code. The Code is kept up-to-date by the County Attorney's office and
may be found at www.albemarle.org/countycode. In accord with the provisions of Section 14-229(B) of Chapter 14,
if the applicant fails to submit a revised plat to address all of the requirements within six (6) months after the date of this
