Mr. Ryan Fricke:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
• The Property is zoned Highway Commercial — HC. The permitted uses of the Property
are provided in Section 24 of Chapter 18 of the Albemarle County Code ("Zoning
Ordinance"). The Property is subject to the Entrance Corridor Overlay District as
described in Section 30 of the Zoning Ordinance.
• The Property is subject to Site Plan SDP000000186 "Hurt Travel Sales — Interstate
Electric" and Site Plan SDP000000291 "Rael Body Shop." Recent subdivisions have
changed the parcel boundaries from how they appear on these site plans, however, the
Property appears to be developed in accord with these approved plans.
• There are two Special Use Permits associated with the Property, SP197200214
approved November 22, 1972, and SP197700035 approved July 20, 1977.
• There is one pending Zoning Violation (ZVIO-2019-00055) associated with the Property
for a lack of sign permits, clearances, and a special use permit for outdoor storage and
display.
• There is one pending Special Use Permit application (SP201900005) associated with
the Property to establish outdoor storage, display, and/or sale of vehicles.
• Copies of any applicable records may be obtained via the noted links or from this office
with a request through the department's Records Manager, Paul Bjornsen, at
pblornsen(a)-albemarle.org once they have been approved or issued.
