In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
• The Property is zoned Highway Commercial — HC. The permitted uses of the Property
are provided in Section 24 of Chapter 18 of the Albemarle County Code ("Zoning
Ordinance"). The Property is subject to the Entrance Corridor Overlay District as
described in Section 30 of the Zoning Ordinance.
• The Property is subject to Site Plan SDP000000285 "Porsche Audi" and Site Plan
SDP200800047 "Flow Mazda-Dumpster/Oil-Wtr Tank — Minor," approved April 28, 2008.
It appears the property has been developed in accord with these approved plans.
• There is one pending Initial Site Plan associated with the Property, SDP201900021
"Flow Mazda/VW — Initial," that is listed as "deferred indefinite" with a date of July 3,
2019.
• There is one Special Use Permit associated with the Property, SP199900065 "Pegasus
Motorcar Company — Exterior Display Area," approved January 19, 2000.
• There is one pending Special Use Permit application (SP201900005) associated with
the Property to establish outdoor storage, display, and/or sale of vehicles.
• Copies of any applicable records may be obtained via the noted links or from this office
