RE: LOR #1 SDP2000-100 Ivy Landfill Waste Management Areas — Letter of Revision
Dear Michelle Simpson:
Your Letter of Revision application has been reviewed. In order for the amended site plan to be
approved the following revisions are required:
[Comment] On the coversheet add VV after "Letter of Revision".
2. [4.12] Parking is proposed in this LOR, and therefore the previously approved, existing
and proposed parking must be shown. Revise the parking as follows:
a. Provide a parking calculation for the site plan (see the coversheet of the
SDP2000-100). Ensure that the parking calculation:
i. Includes the number of handicapped spaces (see comment from
inspections.
ii. Is for the whole site plan (area shown in SDP2000-100) and not just for
the area the proposed improvements.
iii. Note that the number of parking spaces around the office building was
revised with SDP2017-22. Therefore, those specified on SDP2000-100
are not current. Make sure what is currently on site, and what is being
proposed, are shown accurately in calculations and layout.
b. Ensure the required number of ADA spaces are provided. 10 spaces are being
added in this area, but no ADA spaces are shown. This number should be based
upon the whole site plan and not just this area (see notes on parking calculations
above).
c. The 45 degree parking spaces do not appear to meet the minimum required
parking space dimensions. Revise these parking spaces to meet the minimum
requirements (see the attached "Design Standards Manual' and section 18-
4.12.16.c.3 of the zoning ordinance).
d. Once the 45 degree parking spaces are revised added dimensions for the
spaces to the LOR.
e. Ensure that the perpendicular parking spaces are the correct dimensions. Since
the 1It submission is not printed to a specific scale it could not be determined.
f. Provide information on what the dashed lines in front of the containers
represents. The proposed parking spaces must not be blocked.
3. [32.5.2.a] Either revise the scale of the submitted drawing or provide hard copies for
which the scale was specified (24x36?). 11x17 size drawings are sufficient for this LOR
submittal. However, the scale of the drawing is not as specified when printed to 11x17.
Since the reviewers need to review the design, including the 45 degree parking spaces,
provide a scalable version on the next submission.
4. [32.5.2.p & 32.6.2.j] Revise the LOR to address the changes to the landscaping that are
proposed in comparison to what was approved in SDP2000-100. Address the following:
a. Show all of the existing and proposed locations of all landscaping in area
between the two existing access ways.
b. Clarify why no trees are, or tree line is, shown along the northern edge of the
lower existing access way even though three Red Maples are specified in
SDP2000-100. All existing trees should be shown in this area.
c. Specify the specific trees (species) that will be removed in the impacted area.
There appears to be 2 to 4 white pines and 1 or 2 red maples (key found on
sheet L-3 of SDP2000-100) that would be impacted.
d. Specify whether the impacted trees will either relocate or replaced and show the
proposed locations.
e. Ensure that all landscaping shown on the approved site plan will still be provided,
although slightly relocated because of the proposed addition of the access way,
or the landscaping plan will need to be revised as part of this LOR. If the large
shade trees (mentioned above) are not existing they could be added with this
LOR in order to bring the site plan into compliance with the previous approval.
5. [Comment] The LOR submission has been reviewed by Engineering and Inspections.
Their comments must be addressed before approval of the LOR. Please see their
attached comments.
In accord with the provisions of Section 32.4.3.5 of Chapter 18 of the Code if the developer fails
to submit a revised final site plan to address all of the requirements within six (6) months after
the date of this letter the application shall be deemed to have been voluntarily withdrawn by the
developer.
