Planning Comments

3. The overall parking calculations and requirements have been updated for the site plan. The total required parking is 115
spaces, based on the required parking for the phase I development. That allowable spaces for the Phase I development, as
listed on the cover sheet is 138 spaces, which is 20% over the required parking for the Phase I development. The parking
provided no longer exceeds the required parking over 20%, as allowed by the ordinance. In addition, the parking along
McComb Street is intermittent parking, and specific parking spaces are not designed along this street (as a requirement
from VDOT). This area is available for parking, based on the signage along the street, which is part of the approved road
plans, as noted on the final site plan. Additionally, some of the parking spaces within the clubhouse parking lot have been
striped out as part of Phase 1. These spaces will be created with the phase 11 site plan.

6. The tot lot size has been updated on sheet 3 and 4. The minimum size of the proposed tot lot area is 2,500 SF.

VDOT
The (3) VDOT comments were also the same (3) comments on the road plan. The comments have been addressed, and VDOT has
approved the road plans. These comments are no longer outstanding comments for the project.
Engineering
Road Plan is now approved and WPO has been approved. There are no outstanding comments
Utilities, Building Inspections, and GIS
No remaining comments, plans are ready for approval
